Great amenities

There’s a dog park and a walking trail. The clubhouse has a movie room, gym, and access to a pool. I love the floor plan. However, the apartments are not completely cleaned or prepared prior to move in.

Convenient for Students at UR

Estates at Horsepen is extremely convenient for students studying at the University of Richmond. The drive to campus is easy and takes roughly 6-7 minutes. That being said, be aware that this area of Richmond is very different from areas like the Fan and Shockoe Bottom. There really aren't bars or museums within walking distance. However, the area is extremely safe and the apartment themselves are nice.

Great townhome, great location, but expensive.

The Estates at Horsepen have great townhome style places for someone looking for a space bigger than an apartment. There is great outdoor walking space and places for pets. The gym and pool are typical of a nice complex. The location near the law school is ideal and management staff are very helpful. However, rent is expensive and there are lots of little fees that add up making overall expense to live here high.

The Estates at Horsepen

This complex is excellent, popular with quite a number of nearby Richmond students and employees. The location is far safer than downtown or event the Fan, given the riots this year. A five minute drive from campus, it could not be more convenient. The rent is expensive, but good value for what you get out of it. COVID is also less of a concern than inside a self-contained apartment building, since this complex features townhouses.

The Estates at Horsepen is Great!

The Estates at Horsepen was the only place my parents and I felt comfortable with when I was doing my housing search. As an out-of-state student who lives alone, I wanted somewhere safe and close to school, that is quiet for studying and had friendly neighbors. I found all of this at the Estates. The community is well maintained and my townhouse is equipped with its own washer dryer and energy-efficient appliances. I recommend this community for anyone unfamiliar with the area, that wants a quiet, friendly place to live!

Comfortable and convenient

The Estates at Horsepen is less than a 10 minute drive from school and is conveniently located near stores, restaurants, etc. Rent includes access to a pool, gym, and clubhouse. The actual townhomes are not luxurious, but they’re still very nice. Management is responsive to any issues. Overall, the Estates offers a lot of comfort.

Law Student: Great Experience

I've lived in this apartment the past 5 months or so and I've had a great experience so far. Everything in the apartment has worked very well and has been beyond expectations. The management and maintenance teams have been great and super helpful. I would highly recommend this apartment complex for anyone that is looking for housing near the University of Richmond.

Great area filled with students and families. Elementary school located nearby, so lots of kids walking. Grocery stores and restaurants within 5 min drive
Safe and quiet, but multiple other students live here so it can also be social
The neighborhood is great! Most of the people you encounter are very friendly. Many people have dogs and children, which make the neighborhood a happy place.

Here and there, you may encounter some strange situations with people but nothing so concerning that you would make you not want to live there.
The neighborhood is not bad. I do not have any safety concerns.
Great area. Not too close to the bars, but it is the best location to meet the needs of law students. It is the closest complex to the school.
The one risk is that the large glass windows and doors offer virtually no barrier to robbery and, with the blinds open, little privacy. The toilets are also excessively efficient, needing to be unclogged very often.
This neighborhood is really pretty and very nice. You have everything you need within a short drive. Almost equal distance between this area, Short Pump, and downtown.
Great, quiet family neighborhood within a five minute drive of Target and other restaurants. Could be closer to the Fan though
