Great Place to Live

I've had a great experience with property management, my home, and the neighborhood. All maintenance issues have been addressed quickly. The neighborhood is quiet, though there is a fire department nearby so occasionally I do hear that. Very pet friendly. Lots of parking.

Estates at Horsepen Review

The Estates at Horsepen are great quality townhomes with a great gym, pool, and park that includes a playground and 2 volleyball courts. They are more of a home than an apartment as they are two stories. Downsides are that it is "far" away from other areas such as Scott's Addition or Shockhoe Bottom. Kitchen appliances are good but the laundry appliances could be updated.

No problems until move out

I had few issues until I moved out. Maintenance was always responsive and there were no major issues with the unit. However, when I moved out I was sent pictures of an apartment that was not mine - it was obvious as you could see out the windows and this unit had a sliding patio door which was not present in my unit. The pictures were of a heavily damaged apartment and the photos were used to charge me for the damage. When I called they refused to admit the pictures were not of the unit I rented and when I sent the photos I took when I moved out no one answered my emails. It took several months and multiple calls to management to get them to admit their mistake. They still have not sent an updated move out statement, but I was finally been refunded. Document everything when you move in and out of an apartment.

Estates at Horsepen 1 Person Townhouse Review

The apartment itself its nice because it has two floors and feels like more of a home than an actual apartment. The space is great and the kitchen utilities are great as well. There is also a lot of space for storage. I have a walk in closet and another closet in my bedroom and there is also a two door pantry downstairs. There is also washers and dryers included in each apartment. The only downside is the toilets dont work very well and have to be plunged frequently.

The apartment itself is nice inside. Rent can be a bit expensive but it’s close to campus. Parking is free and the utilities aren’t too bad. The neighbors and surrounding area is good as well and pretty quite. Food places aren’t the closest but not too far at all. Not really any bars nearby. Very pet friendly. Management seems nice not too much communication with them.

It is very expensive to live here but it is close to the school and the property is very nice, apartments feel spacious, and management is very kind

Great place for a student wanting to be near campus

This is a great quiet neighborhood that consists mostly of families. I would definitely recommend living here as the quality of the apartments, the amenities (pool, clubhouse, park in the back, etc.), staff are great. Great for being close to school, not so great for being near the Fan, downtown, etc. that are more walkable.

Great area filled with students and families. Elementary school located nearby, so lots of kids walking. Grocery stores and restaurants within 5 min drive
Safe and quiet, but multiple other students live here so it can also be social
The neighborhood is great! Most of the people you encounter are very friendly. Many people have dogs and children, which make the neighborhood a happy place.

Here and there, you may encounter some strange situations with people but nothing so concerning that you would make you not want to live there.
The neighborhood is not bad. I do not have any safety concerns.
Great area. Not too close to the bars, but it is the best location to meet the needs of law students. It is the closest complex to the school.
The one risk is that the large glass windows and doors offer virtually no barrier to robbery and, with the blinds open, little privacy. The toilets are also excessively efficient, needing to be unclogged very often.
This neighborhood is really pretty and very nice. You have everything you need within a short drive. Almost equal distance between this area, Short Pump, and downtown.
Great, quiet family neighborhood within a five minute drive of Target and other restaurants. Could be closer to the Fan though
