Terrible and illegal
Update 11/27: My apartment flooded because the Olivian didn't perform maintenance & Olivian didn't even bring up repairs until I pointed out it has been 2 mo (illegal). I couldn't use bedroom/bathroom for a week (illegal), yet paid full rent & increase of $500 water bill. Olivian required I pay to move all belongings out (& back in) of bedroom & living room so they can make repairs they are liable for. When I refused, they gave me 30 days notice before eviction (illegal) & used the picts from the flooding to claim "I" am not keeping the apt habitable... I attached picts torn up floor... for months.
Original: Many business practices from this company appear to be fraudulent or illegal. Attempted to charge two pet deposits (illegal; RCW 59.18.285), with the total exceeding 25% of my rent (illegal; RCW 59.18.285). Charged me upfront for the month-to-month fee prorated during the last month. I was actively working to have them fix my renewal paperwork, started weeks before, they charged me a day before legally allowed. They even stated in an email that they "illegally" charged me, acknowledging it was "illegal." However, they didn't refund the money; instead, they adjusted the charges in their ledger so I was credited as if I chose to pay over $1k more than required for rent. Changing the charge after the money was collected could be a violation of the Washington Consumer Protection Act (RCW 19.86).
The amenities have been under constant construction (unusable).
I've had packages that property management claims were not delivered, even though tracking shows they were. Then, a month or so later, when picking up a package, they only bring the previously missing package they claimed was not delivered to them. This has happened multiple times, including one instance involving a replacement key for my car. I filed a police report against my property management. It is either theft or interfering with the delivery of mail, both of which are illegal (18 U.S.C. § 1708).
I needed to point out MULTIPLE provisions in the lease that are illegal in Washington state and Seattle, along with the specific laws and links to the contents.
After renewing my lease this year, they discontinued the 24-hour concierge amenity, now require calling a third-party company for apartment lockouts, and no longer accept packages at the front desk.
The gym was closed for almost a year for a renovation but looks similar to its original state afterward.
I've submitted maintenance requests because my fridge/freezer was not working, only to have someone come DAYS later after all the food had gone bad.
Utilities billed through the property do not have the billing statements and method of calculation available to residents, which is required by law (RCW 59.18.160).
The property management uses RealPage, a group that the DOJ is currently investigating due to the coordination by property management w/ RealPage's YieldStar product to artificially drive up rent, may violate federal antitrust laws.
The corporate property management turned belligerent whenever I addressed the illegal conduct and will not take my calls (see disingenuous response below).
It seems like only one elevator out of three works at a time. If someone reserves an elevator for move-in or, more commonly, move-out, the rest of the building suffers from elevators not coming or being packed, requiring waiting and summoning the likely packed elevator again.
They illegally gave out keys to my apartment without my consent or notice to contractors (RCW 59.18.150).
They shut off the water, often completely disabling the elevators? Some dates they have shut off water: 5/23/22, 5/27/22, 6/20/22, 6/27/22, 1/6/23, 3/7/23, 3/14/23, and 4/27/23. Without elevators I need to take 10 flights of stairs so my dog can use the restroom.
Bait and switch tactics could violate the Washington Consumer Protection Act (RCW 19.86).
P.S. They make you sign a waiver for class-action lawsuits

Great Location But Too Much Noise
The apartment itself is wonderful: great amenities, friendly attentive staff, and amazing location. However, there is heavy 24hr construction operating across the street of the apartment building. I would not recommend this place until after all the construction is over and done with.

Seattle Resident
The Olivian is a great place to live. I feel very safe living here and it is in close proximity to all downtown shopping and transit. They have nice finishes throughout the apartment. The staff is friendly and courteous, however the rent keeps rising, with no negotiation options.

Expensive, but worth it
You're definitely getting what you pay for with the Olivian. The apartment finishings are really that of a high-end condo building, and the amount of storage each unit offers is incredible. The modern style allows for tons of natural light, and combined with the very high ceilings units feel spacious. Management does a good job with organizing social events to stimulate the community vibe, and in general the shared spaces are very nice.

This is a very safe apartment building. The staff is friendly and courteous. The 24 hour concierge/security is good to have. They offer hot chocolate and coffee throughout the day. They have a great gym and I love living here. I think the rent is a high compared to other buildings and they won't negotiate.

Condo Environment in a Rental
While we were not thinking we wanted to live in downtown Seattle when we moved west, other units could not compete with the Olivian in terms of building and apartment quality. Our bathroom is the nicest I have ever seen in an apartment rental, and the amount of storage space through various closets and pantries is insane. Our one bedroom unit has 5 closets, one of which is walk in!!! We have also been so pleased with the way the Olivian takes care of us, too. The concierge know our names and apartment numbers, and any maintenance requests are handled incredibly quickly. We are almost never bothered by neighbor noise, which was something about which I was originally worried. Do I wish I was pay less in rent? Absolutely. Do I wish there was a grocery store nearby? Yup. But I recognize that this in terms of downtown apartment living, this is pretty much as good as it gets!

The Olivian is quite spectacular and the gothic-style architecture is stunning. With more than 20,000 square feet, it's the perfect place to throw epic parties. There are no nearby neighbors so we haven't had any issues with noise complaints. The mansion is metro-accessible so it's very easy to get around. It would be nice if there were nearby dining and nightlife options. While a little over-priced, the Olivian has been an excellent place to live.

Cons: Lots of homeless people around. While most of them are harmless, occasionally one or two may try to pester you. Stay away from 3rd ave. Also - you are pretty much guaranteed to smell people smoking pot on the street if you walk around here. Some people on 3rd even look like they can sell you some. Well - it's legal, but still, not something I want my baby to get accustomed to...
