A good place to live but...
The building and the apartments are really nice - definitely a top tier building. You probably pay a little bit more for the location (since its on par with 2116 Chestnut, and I feel like those apartments are slightly nicer), but it might be worth it. My main criticism would be about the management company - they're not the absolute worst, in the sense that they handled maintenance issues very promptly - but they've been unprofessional by preventing us from drinking alcohol in all common spaces and then simultaneously frequently renting out those spaces for loud business events. If you can find a building with all of these amenities and a better management company, I would.

Top of the line - but you'll pay for it and management is brutal to work with
Amenities are great, location is awesome. But dealing with new management since June has been a hassle. Expect no response to your emails, general decrees laid down against the building with minimal warning, and just an overall disconnected management team. Very different than when we had Bozzuto.

Great location w/ updated amenities
The ICON is in a great location in Rittenhouse Square. Apartments are very modern and updated with nice appliances. The units on the inside of the building look straight into an office building unless you're on the 18th floor or above, so for more sunlight go for the higher floors or units on the outside of the building. There are also plenty of other Wharton students in the building, which makes it a nice social community. Management is a bit slow to respond at times but if you can catch them in person on site they will usually speed up your requests. Amazing common areas (rooftop, game room, theater room, gym, etc).Additionally, the building has a CorePower Yoga studio right inside and a kickboxing studio that is opening up soon.

Scully ruined the Icon -- DO NOT LIVE HERE
TL;DR: DO NOT LIVE IN THE ICON. SCULLY DOESN'T WANT WHARTON STUDENTS. LIVE IN ANY OTHER RITTENHOUSE-AREA BUILDING.
I moved into the Icon my first year at Wharton (2014-2015) when it had just opened the summer of 2014, and it was an amazing building under the original management company, Bozzuto. Over the summer of 2015, the original developer sold the building to a new owner, and as a result management was switched to Scully Management.
Scully has basically ruined the value of living at the Icon. They have prohibited alcohol of any kind on the roof, which largely eliminates its use for entertaining guests. They have claimed that Pennsylvania / Philadelphia law requires residents to have an outside catering company with a valid liquor license serve alcohol. They have even at times stationed guards on the roof that have forced residents to pour out bottles of wine and beer when using the roof with a handful of guests. On top of this, they recently (in the late fall of 2015) instituted a new rooftop curfew, whereas Bozzuto had no problem with residents going up to the roof at night. Management has been unwilling to budge on any of these policies, even though they have made exceptions for some of the businesses that rent lower floors in the building. On several occasions they have completely blocked access to the rooftop by paying residents, while allowing companies to rent the roof and throw parties on it. Moreover, the elevators are now constantly breaking down, and the rooftop elevator has been out for longer than it has been operational this past year. The garbage chutes no longer work properly as you can no longer send stuff to recycling -- they are permanently stuck on trash only and management has not answered requests to fix that. The new lobby concierge (i.e. doorman) is much less friendly, and no longer lets guests up on their own. A few weeks ago I had a group meeting in one of the conference rooms on the roof, and the doorman would not let my group members up to meet me in the room. I had to physically come down to the lobby to get them one at a time as they showed up and bring them to the roof, which was a huge inconvenience.
It seems that Scully is sending out a clear signal that they no longer want Wharton students living here. They now provide no valuable amenities or services. In fact, as I described above they are intentionally making it a worse experience living here. For the amount of money you would pay in rent to live in the Icon, you could find so many better housing options. I would highly recommend living in any of the other dozens of apartment buildings in the Rittenhouse area.

Be wary of management
Don't trust what management says-- trust only the documents they send you. Often these won't match and the doc will reflect arrangements that the leasing office said would not apply.

Better value elsewhere
Icon is an aesthetically pleasing building in the heart of Centre City. It's convenient and safe.
That being said, given the very high rent, the building provides no real value to its residents. No alcohol in the rooftop or resident lounge, wifi barely works in any of the common areas, and even the printer is out of paper nine times out of ten.
Do yourself a favour and look elsewhere if you are looking to pay 2k+ for a one bedroom.

Great building with terrible management
The building is in a great location, modern and updated. The amenities could be great. However, the management Company, Scully, is terrible. They treat the building like a dorm and institute random rules. The property managers treat every interaction with tenants as a business deal instead of realizing this is our home. Management's inability to think is shocking.

The building and amenities are great, however, the management is absolutely terrible. They are not at all responsive to complaints and the staff is rude. Avoid Scully management.

Icon Review
Great building with great people. Everyone's super social and gets along very well. The building is right outside a bus stop that goes straight to campus. It's been very fun and the amenities are great. Also, super awesome location and in one of the best parts of Philadelphia.
However, the management does suck and they're trying to come up with more rules to stop us from having parties and events. Would like management to change.

Great Building with a Social Scene that is Second to None
Very nice building that is reasonably priced given all that it comes with and the location. Comes with a nice rooftop with heated lamps, a gym, and a game room with pool, shuffleboard and a movie theater room. My 3 bedroom apartment is spacious with high ceilings and great appliances. The people at the front desk and in maintenance are all great people (I really appreciate them), but the overseeing management has inconsistent policies that they apply to some tenants and not others. They make zero effort to reach out to the tenants except for passive-aggressive emails about new policies or enforcement of "existing policies" that may or not have actually existed in the past. Despite these management setbacks, you can really get by without having to interact with these people and the rest of it makes up for the experience. Having lived here for half a year, I fully expect to sign up for another year.

Rittenhouse Square Reviews
Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
