Cost-Benefit is not at par
The rent is not reflecting the benefits that the apartment provides (issues with USPS not delivering to the apartment, power outage, limited time to pick up deliveries from mail room)

It is a good place to live. It is close to campus and has some stores and places to eat nearby. Management can be a challenge, mostly with package room since it has specific hours you need to move around (does not open during weekends), and having trouble delivering USPS packages.
It's nice to have gym on-site and everything is brand new (amenities, units, gym, etc...)

The False Promises of the "Newest Apartments in Collegetown"
I decided to pay the extra rent to be closer to the law school and have access to promised amenities within my unit and building, all for convenience during 1L year. However, it's been a trainwreck so far. The construction was obviously very hasty -- so many defects throughout the unit. My A/C and heat didn't work for almost 2 months, and maintenance said it wasn't an "emergency" so it was low on their very extensive docket (probably because everyone else had so many issues, too). Management is sassy and not helpful at all. If you ask clarifying questions, they will basically tell you to figure it out. Additionally, it's in a very loud area and maintenance decides to work after quiet hours with no regard for the tenants' sleep schedules (they vacuumed at 10:30pm one time, for example). The washer/dryer in the units is ineffective, there is no cafe as promised, extra fees for parking, and more. Overall, the hassle and frustration is certainly not worth the close proximity.

It’s fine
Works for proximity to sage and breazzano. There are a lot of maintenance issues that take time to fulfill, and the parking situation is less than ideal. The mail room isn’t operational. But the apartments are clean and new and there are no residual smells or anything
