Great place to live!
I really enjoyed my time living at 312 College Ave. The on-site amenities are a great perk as well as being only a 5 minute walk to the Law School. The apartments are spacious, clean and convenient location.

Good value, if you can get it for less than market price
We got it at a severely discounted rate from advertised, and for that price, its proximity to campus and its utilities are worth it. However, there is severe construction noise in the mornings and throughout the day that is said to continue until winter 2024.

Great!
Had a little trouble with WIFI in the first couple weeks but the management was very cooperative and helpful. Overall the management has been great and the apartment itself is fantastic. Good location too.

Extremely Overpriced for Okay Living
Relative to the other almost-condemnable buildings in collegetown, 312 is a pretty decent place to live: the building is well-located and comes equipped with AC and modern appliances. The rent is insane however, even for Ithaca standards: a 3-bedroom apartment costs about the same as a 3-bedroom apartment in downtown San Francisco without any of the location or amenities (and not including the $215/month parking fee). The landlord is pretty condescending if you ask him any questions or need anything from the front office, and doesn't really help if you ask for any assistance in subletting. Most people (including myself and my roommates) only leased from 312 out of desperation, but were I returning to Ithaca I probably wouldn't go with 312 – there are definitely better options for a MUCH more reasonable price.

Great place to live, good location, good management

I have enjoyed my experience at 312. The management is not always super responsive or willing to help, but when they are, everything has been great. It is close to campus but shockingly expensive and so I recommend having roommates.
