Old and poorly maintained

Property is old and poorly maintained. Visible damages beyond wear-and-tear at move in. Kitchen appliances are functioning but old. Interior has not been replaced for many decades. Private landlord, rent increases of ~25% per year for the last two years. Neighborhood is relatively quiet and safe though and close to campus.
