Overpriced
Don’t bother with this place; if you’re going to spend as much you may as well go with a better run and nicer property. Apartment wasn’t clean or ready when I moved in, they won’t boot or tow ransoms on thursdays or the weekend but they will drop the hammer on your guest or if you bring a second car for move in. Property smells like weed and drug dealers just sell out of the parking lot. people leave trash everywhere. Management doesn’t do anything aside from sending out emails that just nag. The only good thing is that it’s close to the school and there’s a lot of great spots nearby. My unit was also spacious, but a lot of stuff was really poorly installed.

The Rent is too Damn High
New York gubernatorial candidate Jimmy McMillan said it best, "The rent is too damn high." When I first toured my apartment complex in May 2021, the rent was $1,100/month for a 550 sq. ft. studio apartment. By the time I moved into the apartment in July of 2021, the rent had increased to $1,225/month. I resigned my lease in July of 2022 at $1,325/month and as of August 2022, the rent for the same 550 sq. ft. studio apartment increased to $1,500/month for new tenants.
When I moved to Knoxville in 2014, I rented a 1,700 sq. ft., three story, three bedroom townhouse with a two car garage. The townhouse is in the same zip code as my current studio apartment. I paid $1,300/month for the 1,700 sq. ft. townhouse versus $1,325 for my current 550 sq. ft. studio apartment.

City South is a great complex, bad management
Love my apartment, its location, its pool and gym. However, I’ve had issues with my neighbors and management is not good at holding people accountable. Hit or miss on what they choose to handle!
