Downtown Prime

Prime location for a downtown apartment complex with relatively manageable rent. There is also a view of a lake, the state capitol, and the governor's mansion. The complex has locked gates outside of office hours. There are also a small gym and a small pool on the property, with easy walkability around downtown.

Lake Towers

Complex around 50 years old, so old pipes and plumbing. Apt is somewhat updated but not shiny new. Walls are thick concrete so you don't hear the neighbors much. There's a nice picture window in the living area. Not enough closet space. Tiny bathroom. A/C unit is old and loud. No pest problems so far. On the edge of Spanish Town so you can walk to downtown, the capitol, the river, etc. (The main reason I chose this apt.) Traffic noise from I-110 is constant --I don't mind it but it might bother some. Fairly secure with entrance only from the I-110 access road. Gated nights and Sundays. The elevator on my end has been out for 6 months--they claim they can't get parts. Plenty of covered parking (under the buildings). Basically, you get an older apt. but in a great location. About 12 minutes to LSU by car.

Lake Towers

I like Lake Towers. I am an older student and didn't want to live in a college party atmosphere. Most people in my complex seem to be working people and are reasonably quiet. The location is great--on the edge of Spanish Town and easy walking to the capitol complex, Veteran's park, downtown, and the river. It is not walking distance to LSU--but an easy 10-minute drive. The complex was built in the 1970s but has been updated. It has a retro, city-hi-rise feel.

My apartment is fairly spacious with a large picture window in the living room. The walls are concrete, so it’s fairly quiet and secure. You do get traffic noise from I-110, but after a few days it becomes background noise and you hardly notice it. The bedroom closet is small but there is another closet in the main area--still, I would prefer more closet space. There is a stack washer/dryer unit in another bedroom closet. The bathroom is small, but functional and reasonably comfortable. No pest problems—I have seen two bugs since I’ve lived here—both dead, upside-down in my kitchen floor. Pets are allowed. No fireplace or personal outdoor space. The complex has a small pool and small weight room for tenants.

The complex seems to be well-maintained. I see staff maintenance people on the grounds quite often. They are always friendly, although I have not had any maintenance issues so can’t speak to the quality of their response. There is ample free parking, both covered and uncovered. The ground floor of each building is actually covered parking. My car gets dusty there but is safe from hailstorms. The grounds are fenced and gated (gates are open during weekdays) and the only access is from the I-110 exit. This seemed strange to me at first, but I find it’s not an issue and I think the situation might even provide a bit of additional security.

My one-bedroom apartment is $822 per month with water paid. This rent is a little higher than some of the complexes closer to campus, but I think the location is worth the extra few dollars.
