Overview
I have had an overall good experience here. I would say it’s a safe gated community. We have a large apartment for a great price. They do allow pets if you pay the fee and follow those guidelines. There’s dumpsters on the property that get taken out 1 a week. The biggest problem I have had with the complex is occasionally having a hard time finding parking (mostly occurring on weekends).

Could be better.
Nice apartment. Great location. Just right by one of LSU's transit stops.
Managers do not have a great track record of addressing maintenance and general property concerns. They expect you to fix problems that is in their job description.
Although it is a gated community, you are held liable for any threats to your overall security including but not limited to your car being stolen or broken into.
Way more emphasis on games and parties for students than there is on actually issues within the apartment complex.
You can pay extra for a reserved parking spot.
Unreasonable demands where pets (especially cats) are concerned.

Oakbrook for grad students
It’s great, quiet, and gated. Has a dog park and a pool. Pools are peaceful enough to study at. Only downside is if you live close to the front, the train goes by at midnight every night and isn’t quiet

Great but has room for improvement!
I really enjoyed my experience with Oakbrook when I signed my lease in summer 2021, but unfortunately since management has changed I have found maintenance is slower to respond to problems, which has become a big draw back for me. I've also had issues with people breaking into my car several times.

Review
It's cheap, close to LSU, and on the bus route. Management is a mess. Depending on the apartment you get, it can have maintenance issues that never get fixed (i.e. aesthetic issues). Some are more dark/dingy than others. Noise isn't much of an issue. There's a lot of dogs in this complex and thus a lot of pet waste in the grass. Since this complex is located on Nicholson, it is hard to commute anywhere unless via car or bus. This is a "gated" community, although the gate causes more trouble than it is worth. People are constantly going in and out of the gates so if someone wanted to get in, they could. It can also be a pain to wait for the gate to open in general when you know it's not actually keeping anyone out.

Oakbrook is an EXCELLENT place to live
I have been living here for about 2 years, and have signed on for my last year at LSU Law. I have had bad roommate experiences in the past, and so decided to rent a 2 bedroom as a single payer. Expensive, but so far has been totally worth it. The floors and walls are solid concrete, and there are utility sections dividing each apartment; so basically no sound goes from apartment to apartment. The management staff are incredibly helpful. I've only had one issue getting a problem fixed, which for 2 years in a large complex is astonishingly excellent service. If you own a cat or other non-dog pet, this is a great place. I will say that if you own a dog, do know that people seem to have an aversion to picking up their dogs "leavings." Other than that, the only other downside I can think of is that they have recently changed management which caused a bit of a disturbance. However, the new company seems even better AND we got to keep the previous staff which as I mentioned earlier are awesome.
So far, this has been my favorite apartment I have ever rented. I would absolutely recommend this place to anyone.
Note, it is positioned next to the bar district, its far away so you really don't get noise from that area, but traffic backs up such that you are kind of locked in the complex on Friday and Saturday nights after 8ish pm. Not at all a fault of the complex, but something to keep in mind. A 10pm Saturday night beer run can take an hour, even if you go to the Rouses right down the street.

Oakbrook
Oakbrook is in a good location (4 minute drive from campus) and on the LSU bus route. The apartment quality is fairly average and varies from each building. The price for rent also varies based on electricity usage, so sometimes the price will dip a little and make me feel like I'm getting more of a deal--and overall the price is fair. My biggest issue with this apartment complex is maintenance. If you move in and notice issues with the apartment (and tell management about it) it is very unlikely that anything will get fixed unless you pester them multiple times. Even then, the hassle of having the guys come and "fix" whatever is wrong is often just not worth it because the apartment is meh in the first place. However, I like that the front office staff is very chill. They often give out free food and merch, which is good to take advantage of. Also pets are allowed which can be difficult to come by in other apartment complexes in Baton Rouge. You can get unlucky with the placement of your apartment and not get much sun (like I did) and it makes the apartment feel a lot more dreary. I wouldn't call the floorplans "spacious" but it's alright for the price.

Amazing management!
This complex is very close to the law center, it is very dog friendly and you get a good amount of space for a good price. The maintenance team and the office workers are very responsive to any issues I’ve experienced. The main downside is that it does have a lot of undergrad students and it can be noisy on the weekends.

No Complaints
No complaints. Close to campus and the actual apartments are pretty nice, especially for the price.
