Be prepared to pay for utilities
In july/august, my air conditioning bill (not included in rent) can reach $300/month. Very poor ventilation system, and the A/C is somehow linked between units- when I turn on my A/C, I smell when my neighbor is smoking pot.
Beautiful space and nice gym/pool area.

Great Property. Terrible Management
The apartment looks very nice on the surface, but they blatantly advertise amenities that they do not have (basketball, soccer, and pickleball courts). The building was built very fast, so there are always leaks/flooding. The fire alarm goes off all the time. PMC is slimey in how they operate and will do anything to make more money off of you.

Underrated Building
Riverwalk has an amazing gym and amenities and is cheaper than the most popular locations (e.g., 1919 Market and 2116 Chestnut). The management team has been responsive and we haven't had any issues with thin walls that others seemed to have complained about. While square footage is good, I wish there was more closet and cabinet space.

Love Riverwalk!
It is a managed apartment so if something breaks you can go to the management office (they are open ~9am-6pm) and they will fix it ASAP. There is 24/7 security, packages have never been stolen.
Building is very new, apartments and amenities are modern.
The building offers 1- and 2-year leases (specifically 22mo leases which is very convenient because it means you don't have to pay for the last summer after graduating).
The one downside I will callout is that it is slightly further from Rittenhouse Square (~15-20 min walk) so it is less of a "social" building (only ~10-20 Wharton students live here, which I personally prefer).

Looks great on outside, terrible management and lots of issues
The management team is difficult to work with. If you have issues, they may or may not get fixed, they don't negotiate for a 2nd year of rent, and the elevators go down regularly.
The property has an amazing gym, pool, grills, and outside decks which is why it attracts people.

Riverwalk Property Review
Amenities at the property (pool, gym, lounge areas) are wonderful, but when the lease was signed we were promised "sport courts" and after 18 months, they still aren't ready. I am in the south tower, which is newer and was definitely built quickly, with some maintenance issues, but nothing too serious.
PMC, however, is very disorganized and we were able to get in for a good price which is why we stayed for year two. I would do my best to AVOID THEM if the price is not very good. There is also extensive employee turnover and basically zero security. We have had several incidents with strangers in the building trying to enter apartment's, but received no notification or follow-up from PMC.
The physical apartment and amenities are nice, but PMC could use some work...

Great amenities for the price and new appliances. Downside is management is not the most responsive and the apartment has issues often (it was built quickly and that is apparent)

Love my apartment; management company leaves something to be desired
I love my actual apartment, but there are numerous complaints about the management company. There is a constant rotation of security guards. Getting packages is often more difficult than it has to be. There are frequently issues with the elevators.
