Highland Terrace Apartments
It was cheaper a year ago until they bumped the rent by 40%. The rooms are spacious, and the property is conveniently located near the campus (10 min walk to the student union). The utilities (AC/stove, dishwasher, air-conditioning) are very old and probably not energy efficient.

It’s okay
It hasn’t been bad. My main issues with it are 1. that laundry is not included (you have to buy tokens). 2. After all of the additional fees: community based water bill, parking, and pet fees, I pay around $1,200. The apartment is clean and very close to the school.

Apartment review
This apartment has its pros and cons. It’s a six minute drive from my apartment to campus. It allows up to 2 pets. You do have to pay additional money to use the laundry facility. The washers and dryers only accept tokens that you purchase from the office. Parking can be a bit of an issue on game days, but normally you can still find parking relatively close to the building. I think the biggest deterrence for most people is that the apartment is located in frat row. However, I honestly haven’t had any issues with noise in that regard. I personally love how close it is to everything and how little I have to drive. The price isn’t bad for the location. Maintenance has been super helpful whenever we have needed them. All in all, it works well for my fiancé and I.

Happy
Not glamorous but I love my apartment. Management is really helpful and nice. Apartments are pretty old (ie no central air), but I think the interiors are really pretty. Parking is super cheap!

Fort Sanders living
Living in the fort can be loud and irritating at times but the convince of being a 5 minute walk to campus makes up for most of those, when you have classes on campus. The building is typical college fare, small, expensive, and old, you would only live here because of how close it is to campus. Overall, not terrible but not that great

Close to Campus, with some Costs
My husband and I love our little apartment that is just three blocks from the law school. However, reasonable minds can differ, so here's a list of pros and cons:
Pros:
1. Walkability: our building is about a 7 minute walk to the law school and just a 15 minute walk to downtown.
2. Affordable.
3. The management is responsive. We've never had trouble getting maintenance issues addressed promptly.
Cons:
1. Water, sewer, parking, and electricity are not included in rent. Our water/sewer bills have consistently been fairly high (around $80/month). As far as we know, this is not typical for the Knoxville area.
2. Not terribly pet-friendly: you have to pay a deposit and a monthly fee.
3. Living in Fort Sanders (the neighborhood right next to campus) comes with a certain level of noise on weekends, particularly game days.
4. No central AC (this is not a big deal for my husband and me, but some folks really don't like window units, so I figured I would include it).

Mediocre apartment with great location
The physical facility is old and amenities are below average, most notably the climate control. Neighborhood is undergrad heavy but close to downtown areas. Management is friendly enough but not particularly responsive to small complaints. The location is fantastic (10 min walk to Haslam).

Well-priced 1-bed
Great price for a 1-bed in the fort. The only drawback is that there is no w/d hookup and no laundry onsite.
