OP
OP has been great! Apartments are modern and equip with nice utilities. In-unit washer and dryer are a plus. Maintenance is quick to fix any issues. Great place to live alone or with a roommate.

One obs park 2020
Apartment is great but the amenities hardly ever work. Being really close to campus is worth it. If you want to save money and prefer more space, get a house in the DU neighborhood with 2 or 3 friends instead.

Superb Apartment
I have enjoyed staying at One Observatory Park. Everyone is friendly, including management. There are elevators. There are package delivery lockers. There is a pool. I have a balcony, which is really nice! It is safe! The neighborhood is nice for walking. Easy access to campus, stores, and parks.

Good location bad management
I have never spent this much money in my life for such an incompetent management team. The maintenance guys have been hit or miss. Some know how to do their job and some don’t. The actual leasing office ladies including property manager and assistant manager don’t know how to do their jobs. I like being able to walk across the street to class, but I’m tempted to bail when my lease is up. I couldn’t do laundry here in my unit for the first 3 months due to a series of washer and dryers which didn’t work. My apartment was flooded by 3 different consecutive washing machines. They won’t add an unlocking mechanism to the stairway so that we can go up and down in the stairwell, and so we have to crowd an elevator to get up and down in the building during a pandemic; sometimes only one elevator out of three work and then you really have to crowd, or sometimes none work at all and you are unable to get up to your apartment. The building is always dirty. It is definitely party central if that is your scene, and at least it is under a decade old.

Proximity proximity proximity!
They didn’t provide adequate information for moving in ( e.g. not specifying I have to schedule the freight elevators, not giving enough Info on the key app, trash procedures). That said, the pool deck is great, as are the peloton bikes, and the covered parking.
I elected to pay a premium to have a balcony with a view and it does not disappoint. I would argue it’s one of the best views in Denver.
The proximity to campus is the main selling point. I can go from my front door to my seat in the classroom in 5 minutes. And you have every possible food option at your doorstep.
