Rent increase of 59% and no repairs get done.
I am not happy about having to write this review, but I have given Pegasus management plenty of time to address the following issues, and they have failed significantly to do so. I’m not the type to write reviews, but in the last few weeks, I have spoken to multiple other residents who have similar issues and complaints that are not being addressed. I have been waiting for plumbing, air quality, window, shower, and fixture repairs since December. I have made multiple requests and sent multiple emails. Management and maintenance apologize and say they’ll be here tomorrow. It’s April. My toilet has been running since December. The Clubhouse Wi-Fi- part of the community amenities they charge us monthly for- has been out for months. Have we seen any sort of credit? Of course not.
I moved to Riverland Woods in 2019. At the time, there was a long waiting list. They said they were 97% capacity. The amenities were great, and I didn’t mind paying for them until I found out that most of them do not work. The Fire Pit hasn’t worked since the Fall. One of our 2 outdoor grills hasn’t worked since before Christmas. The “hot tub” doesn’t get heated above lukewarm. The pool is often closed during Fall- Winter, and it’s not heated. The misting stations have never worked. The TVs work sporadically. I could continue, but you get the idea.
Now- let’s talk about the increases in rent and the decrease in service I have experienced since 2019… When I moved in, I was told that they had a ground floor apartment but didn’t have time to update it before my move-in date. They said that they would update it after I signed a new lease the following year. Since then, I have met multiple residents with the same story (we’ll update it when you sign your next lease). I moved in the following week, and it had barely been cleaned. The windows were disgusting. There’s rotting wood in the master bedroom windowsill. There was and continues to be lint coming out of the heat/air vents. The bathroom fans are very loud and sound broken. The toilet paper roller was broken. The list goes on. NONE of these things have been fixed, let alone upgraded. Meanwhile…
When I signed my first lease, my monthly “rent” for a 2-bedroom averaged around $1600. I say “averaged” because they are constantly adding new fees and charges for services we can’t opt out of. We are now forced to pay for a parking permit and register all visitors online. No- they don’t care about your privacy. They require you to pay yearly and upload personal information to a parking vendor. If you fail to do so, you or your guest will get towed. We are required to pay a $30 trash collection fee with hefty ($250) fines for misuse. We pay various “amenities” fees as well. 5 years later, my monthly average is $2700. That’s an increase of 59% with two lease signings. My garage doubled in price from $75/month to $150/month. Additionally, last year they returned all security deposits and instituted a mandatory $21/month extra non-refundable DEPOSIT WAIVER. Funny- I wasn’t given the option to waive my deposit. I was forced to do so. That sounds like a $21 rent hike to me. Management said that the deposit waiver is supposed to replace your deposit, but it comes attached with a long letter full of all the prices of everything you will have to pay for if it needs replacement when you do your walkthrough. Most of us don’t trash our apartments, but it doesn’t matter to management. They basically dumped the $250 one-time deposit fee and added $21/month, $252/year, to our rent. When I complained, management told me it’s “better for the residents this way.” Uh-huh. It sounds like they now get a yearly non-refundable deposit of $252/year- every year. And- they still get to charge you for anything broken in your apartment. I’m not sure how that’s better for the residents who are now paying higher rent with zero benefit- BUT that’s definitely better for Pegasus!
Meanwhile, my apartment was never updated as repeatedly promised

Was good for price, but prices have gone up
This complex was pretty good, especially for the money. It is on James Island, which makes getting downtown or to Grice Marine Lab a 10-15 minute drive. The apartments are pretty roomy and the amenities are decent (pool, dog park, grills, pretty area to walk). However, my rent is about $1000 cheaper than you'll be able to find for the same unit, since I lived here for several years, and have been renewing my lease. They started hiking the prices up a lot within the past year and a half.
Beyond that, it's a pretty typical apartment - dealing with the office is almost always a pain, but luckily you don't have to interact with them very often.

Decent size apartments for reasonable price for Charleston. On James Island. Decent amenities; there is a nice pool area with put put, games, and a hot tub, and a gym (gym is pretty cruddy though). Pretty area, with a little trail to walk on that goes around a pond. Lots of birds around. Management is sometimes incompetent, but you only have to deal with them a few times per year. Right off Folly Rd; only takes 20 mins to get to downtown campus during fairly heavy traffic.

I've had an overall pretty good experience. There are some things like a recent increase in rent and some issues with management at times failing to act in a timely manner/responding. However, that's really just focusing on the negatives and overall it's a great place to live!

Wonderful Place to Live
The apartment complex is perfect! Its right off of Folly Rd. on James Island. The complex hosts events every month that are a lot of fun. The pool is always clean and a great place to hangout. They also have fire pits around the complex as well. They are also very pet friendly and have 2 dogs parks around the complex. The ladies in the office are very friendly and helpful and the maintenance men are very quick to fix any issues and are also very friendly. We are also only a 15-20 minute drive to downtown and only 10 minutes to Folly Beach.

Great Apartment
Great location and great staff. All maintenance issues are always fixed promptly. I live on the third floor with nobody above me, noise is never an issue.
