Summit hills
I only recommend the high rise building 8484. Since I’ve been here, they have been doing construction, renovating the balconies- without prior notice. This is the major issue I have with this property. There are also no cameras on the property. I have heard negative reviews on the remaining buildings- I live in 8484, the only high rise, and the building where the leasing office is located.

Pretty Good
This apartment complex is pretty good. The only major issue is the transitions from heating to AC & vice versa that happen every spring & fall. Twice a year for a couple of weeks or more you lose control of your temperature settings.

My only complaint is the apartment complex shuts off the AC in mid- October and does not turn in back on until late May. As the temperature increases in the spring this can be very uncomfortable. Outside of my rent, I pay for Wi-Fi with Verizon at $40 per month. There is a gym that just opened. It is a $25 fee, I have not utilized this service. Staff is very responsive.

Honestly, I love all of the free amenities, and the responsiveness of the staff. I would recommend staying very very clean so the creatures don't enter your apartment. Locations of the apartments are important so visit before signing the lease. There are no in unit washer and dryer but there is a Landry mat in every building. It is a nice gated community, with many spaces for lounging outside when the weather permits including the pool area!

Great for students without a cosigner
Pros: Utilities are included, lots of free parking in the community, pool and renovated gym accessible (although gym membership is $25 per household), renovated community center and the apartments are fairly clean, 20 minutes without traffic to campus and 30-40 mins with traffic during rush hour. Train stop is 8 minutes away for those looking to commute that route. Also, proximity to the downtown area within walking distance, grocery stores example giant, wholefoods etc.
Cons: I currently live in one of the building undergoing renovation and the noise is ridiculous with the constant drilling. It starts at 8am and doesn't end till around 5pm which is around the same time people are working or virtual learning. Something to keep in mind to avoid 8484 building for the next two years since they are renovating during this time. Choose other buildings without reconstruction and structural problems like window leaks etc. I had leaks everytime it rained and I was told nothing could be done until during renovation during the two years plan. Safety is moderate here as you need a key to access any building. However, there are no cameras or anything so we do have cases of stolen packages during the holiday seasons and on ocassion. We have had cases of car break-ins and random disruptions in the building at rare occasions.
Overall, I stayed here all four years and I have enjoyed my stay.

Summit Hills Apartment Complex
It's a very basic situation, with carpeted floors, moderately sized bedrooms, and a compact kitchen space. But it is very affordable, especially when you have roommates, and it's very close to DC and Downtown Silver Spring.

TLDR; great for people on a budget, but has its issues.
All utilities included, all you have to do is pay for internet. What I didn't like is that we had to pay an additional 25 dollar fee (per person) to get our key fobs updated to use the (newly constructed) gym. I already pay rent, why am I being charged again to use something I technically pay for? There are definitely better (not necessarily cheaper) options in Silver Spring, especially if you want to live alone. The building isn't super old, but it definitely needs some renovations. Also my potion of the rent is only 960. If you come with animals (my roommate has 2 cats), expect to pay a pet rent fee every month. If you are late on rent, there is very little leniency, so be aware of that.
My neighbors make noise occasionally and I can hear my roommate talking through the walls, so I wish the walls were thicker. Also, package/food delivery here is a toss up sometimes. The packages are supposed to get delivered to the door but sometimes they will leave them downstairs in the general mail area. Other times, it never gets delivered at all. Usually they're good about making sure you get your package, but just be wary. Some areas of the apartment complex are well lit, but in the back towards 8508, there are practically no lights. So coming home from class, there's a certain way you have to walk to avoid being caught off guard in the dark.
Also, your room and closet is a pretty decent size. You can fit a full sized mattress, desk, and some other furniture in here while still having space to move around. The apartment doesn't come with a microwave, but it does have a dishwasher. The living room is a nice size for a couch, tv, and some other furniture. I have seen one dead roach since I have been here (it was in the ); but, I have heard Silver Spring has an issue with roaches sometimes and my roommate isn't the cleanest... so take that with a grain of salt.
Do I hate living here? No. Will I renew my lease? Also no. I think this space is good for people who are looking for a stepping stone to something a bit better. It's very close to downtown Silver Spring, but it's a pain sometimes to make the walk uphill to get there.

Summit Hills
Summit Hills is a big complex of apartment buildings lined up along a hill that is at the intersection of 16th Street and East West. It is literally a block up from the DC/MD border, so it is VERY close to DC. There is a metro station in walking distance and downtown silver spring is a short walk or drive away. The complex supports graduate and professional school students with waived security deposit and automatic approval (no credit check run). Addionally, the aparrtment units all come with utilities included and a rent that is at least 200 dollars cheaper than nearby apartments. I was surprised with how spacious the apartment is - all the rooms have ample space! The only downside is the bathroom is small - but I'm not in there s much as my bedroom or living room, so the compromise is something I can live with. Huge windows throughout the apartment let in a lot of light and make it feel more spacious and bright. I was really happy choosing this place and its only 12 -20min drive (without and with traffic) from Howard! Not a bad choice and the rent is cheap but the quality isn't compromised. I don't have to worry about pests or other issues other complexes that are cheap tend to have. The building I'm in has regular cleaning staff that maintains the grounds and I have not have any issues. The walls are also VERY THICK! I live with my sister in a 2bedroom/1bath unit and we can't hear each other even in seperate rooms. We have to be in the same room to talk/hear each other. Its great for studying because I will study in my room or the living room, while she is listening to music or watching TV in her room. I don't hear her at all!
Also, if you do have a pet dog or cat, the apartment is pet friendly! I think cat rent is 40 dollars and dogs is 50, but double check that!
