Good Location No Frills
Location is perfect. Besides the landlord and the occasional noise no real issue . Great temporary living environment if you are in transition and you don't need a vehicle. Landlord is nice but she can be a bit invasive. She means well but might be a cultural barrier

Good Loaction
Apartment has potential but the landlord decides when she wants to to come in and out the apartment and when she lives there and doesn't. The room is clean and shared spaces are in decent shape. Building is quite and safe. Very good for transitional housing.

Regarding neighborhood safety, there are occasionally shootings unfortunately. I have never personally felt unsafe even at night, but realize others might feel so.
If you value quiet, try to go a block or two away from 14th street (which is a popular artery for fire engines / ambulances / police cars - i.e. lot of sirens).
Con: Increasing amounts of gentrification in this neighborhood is increasing rent prices
