Amazing location but old building. We live in the basement.

Good Apartment, Some Issues

I like our apartment a lot. The location is great, it's plenty of space, great having 3 bathrooms, and the kitchen is really nice. Overall SRS is a good, responsive management company.

We have had some issues with disruptions from the recent construction which should be finished by the end of the year. Also, the outermost bedroom runs much warmer/colder than the rest of the apartment and is a bit poorly climatized, although this isn't a major problem. There have been some issues with leaks in the roof of that bedroom as well which need to be resolved before the next tenants move in.

Standard 1 bedroom. House has washer and dryer. We love the location, although the building is slightly old. Management staff is responsive to issues.

Huge brownstone with amazing patio

The house itself has no issues, the bedrooms and living areas are really big, ceilings are very tall and the outdoor patio in the back is great during the warmer months. Overall a great property.

The only issues we had relates to the Management Company. They were not really responsive when we needed small repairs performed (frequently taking more than a month to reply to our more than 10 emails and calls). One recurrent request was pest control - we had mice several times in the kitchen.

Spruce St Brownstone

Overall great experience living in Spruce St brownstone with 2 roommates. Spacious with plenty of light. However, management (SRS) can be unresponsive and unhelpful.

Fitler Square is really cute and homey. It's around a lot of other medical students, so it's a good social area and has an easy commute to school. It's also great if you like running because it's right off the trail on the river. Food is good but a bit homogenous (compared to West Philly especially.
Locust and spruce feel a lot safer than market or chestnut at night. Very residential streets with beautiful brownstones. Also close to dog park and the river walkway. About 10min walk from the popular buildings and 25min walk to huntsman
good place for people new to the city! close to both Penn and a lot of stuff downtown. I never lived in Philly beforehand, and definitely recommend this location
Love the neighborhood! If you're interested in being close to the center of the city and being able to actively explore Philly (for a not extreme price) it was great! Also was easy to get to my school - University of Pennsylvania. 15-20 mins to get to school by transit; 30 mins walking.

That being said I did notice that most students lived on the side of the school!
The beautiful tree-filled neighborhood is full of families, dogs, and students - it is safe, full of great restaurants, and boasts an equally quick walk to both University City and downtown attractions. The immediate access to the Schuylkill River Trail also can't be beat. While we lack apartment amenities, we love living in a historical brownstone that has charm and character. This is an area where you can live as a student and stay for another 20 years after that.
Great neighborhood, though expensive for Philly. If you're a Penn grad student who wants to be near campus but not on campus, it's ideal for distance from school and the Rittenhouse area. Lots of parks and residents are friendly.
There are residents without housing in the neighborhood. They're good people and new residents should be respectful of them and their belongings.
The neighborhood is very residential. Not a ton of bars/restaurants which can be annoying if you just want to pick up food after a busy day, but it's right near the park and Skukyhill river trail which is great for exercising and getting outdoors. Close to Trader Joe's and South Street market which is convenient
Center City is a fantastic area. I live on the northern side of it, which is the more financial/industrial/apartment building side. I live 2 blocks from a busy Trader Joe's and inches away from tons of great restaurants, corner stores, and shops. It's close to Rittenhouse Square, a swanky square block with a tiny park in the middle, as well as the Schuylkill River trail (great for running and biking) and the Art Museum area. Multiple major bus lines slice through this neighborhood, making it quite easy to get anywhere when you don't want to walk or bike.
