Great Location terrible management

The management is very hard to get ahold of and non responsive. The apartment complex has traded management 3 times already. Nothing has gotten better. I live right down the street from lenox mall and buckhead, which is great. I like my apartment. Just not the neighbors or the leasing team. I could use more sunlight as well. Very hard to grow anything on my porch.

Luxury Apartment for young pros in ATL

This is a great apartment for singles or couples moving to Atlanta. It is very convenient to both Midtown and Buckhead. You can get to Midtown on the I-85 access road, and not even have to get on I-85, which believe me, is a great asset during rush hours!

Nice apartments

Spacious apartment conveniently located at the intersection of 85 and 400. I enjoy having a gym but would like if the area was a little more pet friendly- I'd like to have a pet run for my puppy. The only drawback is that my apartment is located on the bottom level and doesn't get much sunlight- makes it feel damp inside.

Not as great as it looks

The complex looks great, but the gate is always broken, and the dumpster overflows. My apartment has an ant infestation problem, and if I ever throw any food in the trash or leave toothpaste in the sink the next day there will be a million ants all over the place. I can hear every sound my neighbors make, and they are very loud. The mail situation with the leasing office is a mess. I never get my packages on time. One of the other residents was assaulted and they gave us a sketch of the suspect which made me feel uncomfortable living there. The cops they have sitting by the gate are always asleep or on their phone. Not as safe or quiet as it looks.

Definitely has room for improvement

While we love the space in our unit, the complex and the management definitely have some work to do.

We consistently have trouble getting in contact with someone (I once called throughout the day for three days in a row with no answer and no return phone call after I left messages) and in the beginning we repeatedly got different information over the phone from the leasing agents. The pricing and apartment information listed online is usually incorrect. If you find a unit and a price you like, lock it in using their system and print out a confirmation before you go in. They told us for multiple units that they couldn't honor the price/unit because it was "already under renovations" and wouldn't be available in our time frame - we passed by one of these units the other day and it was never actually renovated.

As for our apartment, it is nice but I would not call it outstanding. The inside of our cabinets are stained while the outside of them were cheaply touched up from water damage. The tile in the bathrooms were cracked, there are paint drips everywhere (floor, ceiling, mirrors), and a few walls have paint spots missing entirely. There is trash outside of our porch always, the windows are full of condensation/beginnings of mold (and they ignore questions about what we can do about it), and the light switched are super wonky – one of the kitchen switches has to be “up” before the one on the other side will work. Now none of these are in no way “deal breakers” – but we definitely won't be staying if they jack up the rent after our first year.

Parking is not that bad, but having different people consistently park in your (paid for) Reserved space is definitely annoying. There are signs throughout the garage that say which spaces are reserved but some people still fail to comply – or fail to read properly – and management doesn’t do anything about it. We’ve called more than once to report someone in our spot and the only thing we've seen happen is the car in question moved one spot over (still in a reserved spot, mind you).

The complex is fairly quiet and it seems like everyone keeps to themselves for the most part. Maintenance is generally pretty quick but apparently can't do anything about the ant problems that every unit seems to have. We thought the reviews weren't true until we experienced it ourselves - opening a drawer and having hundreds of tiny ants crawl out is not fun first thing in the morning. When we kill them in one place, they just move to another. Repeated phone calls and maintenance requests have done nothing to solve the problem.

Probably the best thing about this complex is the location. Not walking-distance to many places, but it's an easy drive to almost anywhere. If you get a good deal on the price, I say go for it - but just be prepared for little annoyances throughout your time here.

Getting around Buckhead

Buckhead Reviews

The area is very upscale. New Buckhead Atlanta deveolopmwnt with great restaurants and high end shops. Lots of renovation happening in the already great area. Plenty of bars, restaurants and music venues within walking distance.
Love being so close to so many great restaurants, gyms, grocery stores, and general green space. Only thing I don't love about Peachtree Hills is how expensive it is for the most part.
Good area, with plenty of grocery store options. Walkable during the day.
The neighborhood is really quiet but yet kid friendly. The area is safe and is not far from grocery stores. I cannot point out any cons because there isn't any.
West Midtown is a busy, up-and-coming part of Atlanta with elaborate restaurants, attractions and bars. Not to mention the convenient location! Amazing!
The neighborhood is close to lots of things. I like living close to Marta, which is convenient to my work. The con to that is that I live right next to the train, which causes some noise. I like living near Lenox Mall and Phipps Mall (the movie theater there is great!). Living near Brookhaven is also great. I love being so close to great restaurants.
It is very quiet because it is far away from Peachtree and all the other big streets. There is a little park right next to the square where you can go outside and which makes it even more quieter. It is also safe thanks to the security and the gates.
This is a very central location, just next to Peachtree Street. Shopping like Publix and Fresh Market are not too far away, there are a lot of restaurants nearby and it is still very quiet down at Bryson Square.
