Great apartment, quiet, lots of space, responsive maintenance for anything that happens, close to the lawschool.

Fantastic Apartment
The apartment has been great, we have a nice corner apartment which gets quite a bit of light but is not within view of surrounding buildings.
It can be a bit loud during the day for short periods of time since there are deliveries happening in the facility behind the building, but it is imperceptivble in the bedroom.

Relatively Inexpensive, Modern/Renovated, Safe
Good price, extremely safe neighborhood (crime rate comparable or even lower than areas of university city), good ethnic restaurant nearby, off campus so you don't feel like you're still at school, and no unnecessary amenities. No in-unit laundry. Good bus and L access. Very thick walls.

Walnut Hill Apartments
Spacious 1 bed 1 bath apartment. Quiet neighborhood and walls are thick. The building is a renovated hotel, and the maintenance is good. They clean the hallways every week. Heater turns on automatically by the building, and sometimes it's too hot, but all utilities except electricity are covered which is nice. Residents are a mix of grad and undergrad students, and families.

Reasonable, Spacious, Convenient
The apartment is large, with enough space in the bedroom for a king size bed and other furniture and plenty of space in the living room for a couch and a dining table and a chair. The kitchen works just fine, everything is functional and nothing is fancy. Nothing about the apartment is fancy at all, but it is spacious and convenient to Penn campus. Maintenance issues are dealt with quickly. Only major complaint is lack of heat control.

Good property
Convenient location relative to Penn campus. It’s not a quiet location, which was disruptive before I got used to it. Maintenance is responsive, and the leasing company office is a block away, so it is easy to get a hold of someone immediately. Internet from a non-mainstream provider (Campus Technologies) is wired into the building, but the internet works well, even when streaming in multiple tabs. Heat is centralized and hard to control, so the apartment temperature fluctuates dramatically. Air condition units are installed in the windows.

Dependable and no-frills
The management is very responsive to service requests, and we've never had any problems with pests. The building is SUPER-quiet, which is wonderful; I've almost never heard any noise from other apartments during the three years I've lived in my apartment. I like how it is close to Fresh Grocer as well as many restaurants nearby. It's a short 10-15 minute walk to the law school. It's also nice to have a dishwasher, a trash room across the hall, and laundry on nearly every floor.
Downsides: not very good views, especially if you're on the side facing the hotel, heating pipes can be variable, fire alarms sometimes prone to going off too often.

Great living space for one person
Walnut hill is perfect for a graduate student looking to live alone. The management are very accessible and punctual and the building itself is fabulous.

Quiet apartments - great for studying
Very quiet building (only studios and 1 bedrooms) housing mostly grad students, to my knowledge. Heat is included in the rent. The maintenance staff is very prompt. An excellent apartment for studying at home. Finding an open laundry machine is a problem for me once every few months or so, but usually it's no problem. If you are on the east side of the building, your windows will have absolutely no view worth seeing - just the side of the hotel next door.

Campus Apartments is a nightmare to deal with!
I would avoid renting from Campus Apartments if possible. Campus Apartments is very rude and is a nightmare to deal with! When I arrived on my move-in date, they had lost all my paperwork and rudely accused me of failing to sign my lease. After I showed proof of my email communications that I had in fact completed and sent the paperwork, they let me into an apartment that was not cleaned and trashed by the previous tenant. The Campus Apartments lady then forced me to sign a form that I accepted the conditions as is. It was only lots of begging and arguing that they finally sent people to clean up the apartment.
