incompetent
I traveled from Miami for a confirmed appointment to tour some apartments. I received a confirmation email for the appointment and the morning of my tour I received a text once again confirming the tour. When I arrived on time, nobody was there. I waited until I found the assistant manager in the office who told me that nobody was available to show me anything and it doesn't matter that I had a confirmed appointment. She was extremely rude and unhelpful. I explained I traveled a long way and was only in town for one day and she would not do anything to help and she refused to give me the name or card of a supervisor. I would stay far away from this building as this was a huge red flag as to how it is managed. I feel like they should compensate me for my travel but it is impossible to speak with anyone.

Do NOT live here
I have had so many problems here since I moved in. It was a really difficult transition into school with all the active construction that I was never made aware of before I was locked in my apartment (hallway and room remodeling), damage of my unit due to active construction, no internet for more than a month into school, hard time having remote class at home with loud construction, non-functional bathroom sink and laundry machine, and wastewater spewing out of my bathroom vent. Issues since I moved in still persist or took many months to get "fixed." Do not be fooled by the new remodeling. It's an old building with cheap cosmetic fixes. Management and maintenance are not responsive and do not care. They never follow up so it is difficult to get things done unless you go into the office (hard when you're a dental student). Even then, things don't get done in a timely manner. Window A/C unit provided is not big enough for my small studio. A classmate who broke her lease early and moved out had pest control issues that were not solved by management in a timely manner. No amenities.

Fairfax; Renovating Old Building
Building was built in 1923. Continuous renovations have significantly improved it. Very quiet. Everyone is very nice. Mail room. Security. Bike room. Option for in unit washer/dryer. Small parking lot. Dog friendly.

Great Management
The management at the apartment is great. There is construction going on, but it is during hours when people would be at work and school.

Great, quiet place for older students
Really great place for grad students! Lots of small families, people with pets, dental students, PhDs, etc. Great neighborhood -- much quieter than Rittenhouse area.

Not bad, not amazing.
Pet friendly. A lot of floor space for the price. Option to pay for a parking space. CVS and grocery store across the street. Washing/drying room in the basement.
No AC, can't control the heating. No dishwasher. Far from Center City, close to University City.

University City
The Fairfax has been a great place to live. It's located 2-3 blocks from Penn's campus in University City and a mile from HUP. There are great restaurants nearby (including Honest Tom's, Koch's Deli, and The Restaurant School), and within a block from CVS, Shop'n'Bag grocery store, the beer distributor, and the wine and spirits store. It's across the street from the Penn Alexander School, and there's typically a safety officer at the corner of 42 and Locust. They have studio apartments as well as 1 and 2 bedroom apartments. Residents can have up to 2 pets and they have a pet area outside. On the downside, it's an older building, and so some units don't have updated amenities, and residents need to provide their own window A/C units. But overall, a great place to live!

Cozy two bedroom with two bathrooms!
My roommate and I (graduate students at Penn) lived in a two bedroom here for two years and absolutely loved it. We each had a private bathroom adjacent to our bedrooms so it was basically like a private suite. The shared living room and kitchen were situated between our rooms - no noise travelled between the bedrooms at all. Even with apartments on either side of us, we never heard any neighbors - this place is built very solid. Don't let the outdated hallways fool you, our apartment had a brand new kitchen and new windows. The storage space was unbelievable - SO many closets. The front desk staff was nice enough, some were rude at times, but we were comforted that they are there, and it's great to have them receive packages for you. I paid an extra $75/month for parking behind the building which was very convenient. It's also right across the street from a 24hr CVS - so many late night food/snack runs. There are also many delicious restaurants/food places within a two block radius, and a grocery store as well! It was a great place to live :)

The Fairfax
The Fairfax was a great place to live in Philly. My apartment was spacious and in good condition. It was in a nice location, very close to grocery stories, small restaurants and bars. I always felt secure in the building. I really enjoyed my time there and still miss certain things about it!
