Great building for the price

Nice amenity space. Great deal for one bed with walk-in closet and W/D in unit. Chestnut Street is fairly loud but a box fan works like a charm at night.

Good apartment

The apartment is small but everything is new and feels nice. You do get a lot of street noise if you are on the side of the building facing 17th. Also, the window blinds are a bit see through, so privacy is not great because there is a hotel facing you. The amenities are great and include 1) a good sized gym with new equipment, 2) a theatre room with large couch, 3) a common room with pool table, TV, Kitchen, and large dining table, and 4) a study room. The front desk attendants are excellent. I am happy with the apartment/location. You can not have pets and there is no parking.

Fantastic place to live

We love 1700 Chestnut! Great location, brand new apartments, and great amenities. The apartments are really well managed and Pearl Properties is super friendly and responsive.

Brand new

Our apartment is brand new which is amazing! In addition to having one bedroom we have a separate study area. The common space is gorgeous.

New building, incredible amenities

My wife and I are the first tenants in this apartment because the building is brand new. The amenities space is incredible, and it seems like they spared no expense. There is an awesome gym, a main entertaining space, a multi-purpose athletic room (yoga room?), and a movie room. Our apartment is large, about 900 sq. ft and the ceilings are high. There is a small study with no door that is not factored into the bedroom count. The one downside to the building is that our unit faces the street and there is a lot of street noise. We are on the 4th floor, but I don't think being higher would matter. The building is near several nice hotels, which is great for safety, but bad for traffic. So, many people honk incessantly right outside our window. The management company is very good and well regarded. They are very responsive to any maintenance requests and sometimes host happy hours in the building to help residents meet each other.

Some quirks, but overall great apartment

1700 Chestnut is in a great location next to bars, restaurants and only a block from Rittenhouse Park. However, I do wish it was a block or two closer to campus and if you have a window facing either 17th or Chestnut it can get noisy at night. The finishes inside the unit are nice and the amenities space is great as well.

Amazing building but on a very loud street

1700 Chestnut street has everything going for it except the fact that it is on the loudest street in Philadelphia. I live on the 6th floor and hear everything. It wakes me up multiple times at night. I think the building is phenomenal, with some of the nicest units i have seen in this city- if only it did not feel like you lived in a zoo!

Walnut street is very safe - there's always people around and it's well lit. The neighborhood includes all of the fun aspects of living in Philadelphia - tons of access to food and bars, nearby grocery stores/markets, access to the parks and the Schuylkill River Trail
Very close to fun restaurants/bars/shops. Close to the subway as well as the train station (suburban station).
Rittenhouse is the safest part of Philly. It's a very "happening" part of town—lots of restaurants and bars on every street. At the same time, it's right next to more residential neighborhoods to walk around in and explore. It's a great place to live relatively close to the law school but with a degree of separation so as not to get trapped in the law school bubble.
The neighborhood is both quiet and lively. There is so much around, but I have never had an issue sleeping or studying because there is too much noise. The broad street line is a 10-15 minute walk away and we are close to shopping, food, the park, and the river trail. Has everything within a 10-15 walk.
This neighborhood has everything I need within walking distance. Shops, grocery stores, parks, the subway and trolley, post office. You name it. It's very safe and extremely quiet, which helps when I'm trying to study. The Rittenhouse Square area is really the best place to live in Philly if you don't mind paying a little more.
I love this neighborhood and knew I wanted to live here when beginning my apartment search. The park is one of my favorite places in the city, and I love being able to easily access all the restaurants and shopping nearby. It's also an easy (~20 minute) walk to Penn Law, and the walking commute has always been a nice and peaceful part of my day.

Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
Love the neighborhood, Rittenhouse Square is beautiful and we are so close to the more commercial areas like Walnut Street while not being in the center of the craziness. Plus we are within walking distance of public transportation including 10 minutes from the 15/16 street PATCO station. I personally think it is one of the best areas of Philly to live in.
Rittenhouse Square has a park in the center surrounded by a bookstores, restaurants, and a public library. It is open to pets and often has open art / food markets on the weekends. It is close to the Broad Street Line and PATCO. There are many families who live in the area. It is affordable compared to other major cities (NYC, DC, Boston), but there are certainly more affordable areas in Philadelphia, simply without the luxury of being so close to Center City.
