Nice apartment, mediocre management
I like the apartment overall, and the building amenities are nice. I think the security in the building is a little relaxed and there were a couple of security incidents last year that I think the building should have been more proactive in responding to. It is a good location though, and I ultimately decided to stay for my second year. Management is responsive about any maintenance issues. It can also get noisy at night if you're facing the street.

Great building
I've lived here for all three years of law school and have had a terrific experience. The building is well maintained, management is highly responsive maintenance requests, and the commons spaces are always very clean. The only downside is that it takes ~30 minutes to walk to campus, but the 21 and 42 buses are great options for commuting.

Love 1700 Chestnut!
I am having a great time in my studio at 1700 Chestnut. The layout is amazing, with lots of storage for everything I need. I am able to fit all the furniture I would like in the apartment with no problems. The apartment itself and the building are both beautiful, well-maintained, and highly functional. The location is unbeatable and the amenities are amazing too! My only downside is that the lovely windows/view also come with a lot of street noise (although I hear very little to no apartment noise). Nothing some sleep headphones can't handle, though!

Noise noise noise!
This building is in the middle of hotels, night clubs and traffic congestion. The windows are large and super thin, therefore don't provide any noise (and heat) isolation. You will wake up in the middle of the night with either 1) people fighting on the street, 2) loud music from the night club across the street, 3) garbage truck or 4) street singer shouting.

This building is a hidden gem for Wharton students - very centrally located, with nice amenities.

Wharton building with great amenities
A lot of Wharton students live in this building. I was a Wharton pass-down so got a great deal on the unit. Have heard from others that the street noise can get disruptive if you're in an exterior facing unit; my unit is on the interior so not much natural light (windows open to a courtyard) but extremely quiet. The building is a bit difficult to navigate for guests, but the security is great and management is very responsive. Highly recommend but make sure you check the unit you're renting before committing.

Great place!
Really nice amenities and the building is very well maintained. It’s a little far from campus, but close to all the restaurants and night life.

Noise!
If you have ANY sensitivity for noise or want to sleep at a reasonable time, do NOT rent here! I’m serious, i lived in multiple city centers (all larger than Philly), but this is the worst experience i had in terms of noise pollution. There is a night club right across the street with NO sound isolation (trashy music until 2am, then drunk people fighting after). There are multiple homeless people shouting/singing constantly. I’m not even mentioning car honks and truck sounds. For reference, i live on a higher floor and keep my windows shut.
Pros: internals are new-ish (renovated), maintenance crew is nice and responsive

Rittenhouse Square Reviews
Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
