reasonable management
decent looking (although not super modern) apartment in great, convenient, safe location (downtown Evanston right off Chicago ave.) really close to grocery shopping (Jewel/trader joe's/whole foods/target) and public transit (L, 201, intercampus). You pay for the location and the place is pricey for the square footage/amenities (>$1250 for a studio apartment and communal laundry, no gym or parking included). management has been responsive to issues even on weekends although I have not had any catastrophic issues. They may stall with bigger issues (ex. tiling needing replacement). Biggest issue, like many buildings in the area, is that the heating barely works and the building temp is kept just above the legal limit. Pretty much everyone uses space heaters and you pay for your own electric so the management is saving money.

A little bit of character
A vintage building but has an elevator (though it’s slow); laundry in basement ($1.25 to wash $1.00 to dry); 10 minute walk to campus; 5 minute walk to Target and Whole Foods; tons of storage space throughout apartment. However, small kitchen and not a ton of counter space and the bathroom needed to be painted. That said, the property management co. has been updating many of the apartments in its several buildings so some of the kitchens and bathrooms are brand new.

Great building, mixed signing
I had a lot of trouble working with Evanston Neighborhood Properties. They forgot I was coming to look at places, scrambled to find appropriate options, and ultimately gave me the wrong move-in date for the place I signed for. They also waited almost 3 weeks to tell me they had forgotten to submit my application (luckily no one else applied, so was able to still claim). They felt bad about mixups and offered $100 rebate...but it was extremely aggravating trying to negotiate remotely when I had no backup options.
Once moved in, have been super happy. Building is quiet and well maintained. Unit is perfectly sized for 1 person and has incredible windows and light. Maintenance has been very responsive, showing up at 1am to saw my door down when my lock malfunctioned and I got stuck inside my apartment (freak thing), and had my door replaced very quickly.
Feel super lucky to have found a great place in a great location for literally half what many of my peers pay in luxury towers.

Building's not terrible, the property owners are atrocious
This building (physically) is not bad, and is generally pretty well kept. The location is great, though it will be a bit far from the new Kellogg building.
BUT, the elevator breaks down on the regular.
WORSE management is terrible and dishonest, they will tell you that you can sublet, but subletting turns out to be a nearly impossible process with Evanston Neighborhood Properties (ENP). Additionally, either their staff is incompetent, there is incredible miscommunication within ENP, or archaic rules are applied unevenly amongst residents. I know several people who rent from ENP in this building and in others and everyone who I know who rents from them shares this opinion.

Great if you don't need amenities
Small studios, budget prices. No amenities, but building is perfectly good. A bit further from new Kellogg building - I haven't experienced the winter walk yet so that may change my rating. Then again, closer to downtown so good for bars and restaurants. Very few Kellogg students live in this building, so there's not a community, but it's also nice and quiet.

Studio has a large closet and separate kitchen space with dishwasher. Big living space. Creepy elevator.

Good brownstone
Good brownstone that's close to lake and downtown; a 15 min walk to campus. Building has no amenities (gym, etc) except for underground parking ($100/mo), but has been great value for what you get

Just fine while at school
Doesnt have all the bells and whistles, but high ceilings, new(ish) kitchens, wood floors, and nice exposure to sunlight make this a comfortable place to live. can be a little noisy due to grove street/sherman street intersection, but location is close to everything.
