Pretty Solid

The house is not so sound proof. Good thing is that it’s close to school

Close but old

The location is 10 minutes’ walk to the McCormik Foundation Center, where IMC students take classes. But the building is rather old, and the facilities breaks a lot. Also, the building doesn’t have elevators, so it’ll take efforts bringing large furnitures upstairs. And the wall is not soundproof so your living condition partly depends on your neighbors.

Great Apartment

Couldn't be happier with my apartment at 1509 Hinman. The rent has been very reasonable ($2100 for a 2 bedroom), the location is extremely convenient, and as far as apartment management companies go, BJB Evanston has been pretty easy to work with.

Beautiful, charming and spacious alternative to the high-rises.

1509-1515 Hinman is arguably the best option for someone looking at the "vintage, low-rise" housing stock in downtown Evanston. It's on a beautiful street, within easy walking distance of everything downtown (6 minutes from Davis Street L / Metra) as well as Trader Joes / Jewel Osco and just two blocks from the lakefront park. The building, for being nearly 100 years old, is in excellent condition and very well maintained. The common areas are frequently cleaned, the laundry rooms are great, and the small gym is adequate. The units themselves are very spacious, with large living rooms, a semi-separate dining area, and spacious bedroom. Each unit has a front and back exposure, and given the age, there are nice details within the unit. Electricity and Gas come to about $40/month and although wifi is included, I upgraded to a cable/internet package for $80/month. At the end of the day, you can pay a reasonable price for a beautiful and historic building, incredible space, more character, great management and an excellent location.

Solid Building, Great Management

We are happy with the building and our unit. The location is great. Management is responsive. We were able to quickly make a home of it, which was important for both me and my partner.

Great apartment and value

The apartment is a very cute, large (for the money), and gets tons of natural light. There is a small gym (treadmill, bike, etc) as well as laundry facilities downstairs. The location is great--close to the hub of Evanston and the lake, but a very quiet block. One downside is that the management can be a bit lazy about taking care of things in the common spaces. Not horrible, just slow in responding and they don't go above and beyond what is asked. I have been very happy with the apartment and love how much space I was able to afford by going with a well-maintained "vintage" building instead of modern.

Quiet, clean, and spacious

Extremely quiet and well-kept building; close to Lake Michigan running & biking paths and beaches and only a few minutes walk to all of the restaurants, bars and shops in downtown Evanston. Approximately only 10 minute walk to the Jake. The building and apartment itself are on the older side, but you get an immense amount of space and both kitchen and bathroom are renovated. Never really see anyone else around the building, but after being with everyone at school nonstop every day, really nice "retreat" to come home to in this building.

Downtown Evanston Reviews

Downtown Evanston has everything you need. E2 is walkable to campus, a Target, and plenty of restaurants, as well as Metra and L stations to get to Chicago. Right across the street is a Subway, a Thai restaurant, and a pizza place, plus there’s a 7-Eleven about a block away, so you’re very close to options if you need food in a pinch.
Perfect for grad school at Northwestern, but otherwise feels a bit suburban without a booming downtown. There are some good food/bar options, but also a handful of abandoned/empty retail locations -- I'm hoping that means new coffee shops/food venues are coming, but it doesn't look like it just yet.
All in all ideal downtown Evanston location. Very convenient for public transportation to Chicago, next door to local favorite Bennison's (love the late night smell of donuts baking), and walking distance to plenty of bars, restaurants, and stores. Once the Target goes up by Sherman Plaza and we have an alternative to Whole Foods close by this will be perfect.
McManus is located right next to Evanston downtown, so everything (restaurants, bars, groceries) is very close by. It's also right next to Northwestern campus (~15-18 minutes to Kellogg Global Hub by foot), which helps quite a lot, esp. in the winter when you'd want to keep your commute as short as possible.
There's plenty to do, but it still takes some effort to get downtown. If you want the quickest ride (metra), then you have to plan ahead and deal with the (infrequent) train schedule. The purple line only runs express during rush hour. Depending on the time of day, your commute can run 20 minutes to an hour and a half.
I would 100% live in Evanston when choosing where to live for my time at Kellogg. There are plenty of amenities of all sorts - everything from two (!) Whole Foods and a Trader Joe's to amazing restaurants (Stained Glass, Boltwood, Found) and quick joints (Freshii, Cozy, Blaze, Cheesie's, etc.) to good bars ranging from dive-y (Bat 17) to more upscale (Bangers & Lace) to great retail, workout options (barre, boxing, and regular gyms), salons, and handy storefronts like hardware, cleaners, etc. Feels like home very quickly!
I live just south of the main downtown area, and it's the perfect intersection of being close to the action but also a bit removed when you want some quiet. I like being a in a more residential pocket, so there is slightly less foot traffic and really nice areas to walk around with a dog, etc.
We're one block from the centre of downtown Evanston. Clearly Evanston isn't going to win any awards for nightlife, culture or dynamism. But, you're not going to get than anywhere near campus. Good news is you're 2 blocks from Davis, which gets you to downtown Chicago in 30 mins.
