Avoid At All Costs

The management company was extremely unresponsive to numerous requests to address water damage in the apartment. This went unaddressed for months and progressed to the point where the ceiling was caving in and pieces of drywall were falling down. When at last they had a maintenance worker assess the damage they turned off the water and power without telling me and left my apartment unlocked. This happened 3 times in one week all without any actual progress made to repair the damage or even resolve active water leakage. The management was impossible to reach and never returned any messages left with the administrative assistant in the office. When I moved out early they attempted to charge me a break lease fee and utilities and rent for the month the apartment was uninhabitable. I told them these were undue charges and I would like to discuss further and they never reached out. Now, 18 months later, they are demanding that I pay them more than $2000 in fees despite the fact that I never received notice from them in the last 18 months. They are threatening to turn over the claim to the credit bureau and have stated that they have no legal obligation to honor the circumstances that transpired because I did not have the health department come out to formally document the damage and lack of electricity. They also claim they have no legal obligation to make sure that I have been notified within a timely fashion of outstanding charges. I will be taking legal action and reporting this business to the better business bureau. I hope this review allows someone to avoid going through this same experience, I cannot recommend enough against entering a rental agreement with this company.

The Pennsylvanian Review

Comfortable and safe. Lots of space. Cute building. Well equipped gym. Helpful staff. Parking is valet which is something to get used to. The “neighborhood” is downtown which has pros (centrally located, lots of restaurants) and cons (lacks a neighborhood feel). I recommend having a car, but parking is expensive downtown. There are bus options.

Great Apartment

There are a number of units that aren't renovated but the newer units are pretty nice. Washer/Dryer in the units. Nest Smart Thermostat. Gym on the second floor. Good 24/7 maintenance. Friendly front desk staff. Only qualm is that the hallways, elevator and package area seem to get dirty for a while before it's cleaned. Also at least one of the three elevators seem to also be down. Try get a high floor as far away from the great hall as possible as events there can get noisy and carry on into the night

The downtown area is an area that is very easy to get public transportation. I didn't have to wait long to get the bus, so I was able to time it properly to get to campus. The problem here is that there are some homeless people who sometimes ask us for money, then another thing is that on weekend nights it is noisy outside the apartment because many people spend time around downtown at night.
The location is great; you can walk downtown and get to Market Square within 10 minutes. The T is also next door, so that is very convenient. However, over the past year, with the increased homeless population, the area is not safe anymore. Downtown has also gotten dirtier over the past year.
Right across the street from market square, down the road from a T station, a block away from the point. There is a church across the street that assists with unhoused people, but they never bother anyone.
Being on fifth and Forbes is not the cutest as compared to the cultural district but everything is within a 20 minute walk for restaurants and Ubers can get you anywhere within ten minutes.
Much safer than the news likes to say… i’ve never felt unsafe walking downtown day nor night. Just don’t walk down Smithfield at wee hours of the night and you will be great!
Downtown is a convenient place to live in relation to the school. The walk from the building to the school is less than 15 minutes.
In the middle of downtown. Close to some great restaurants and bars. About a 10 min walk to the Oakland-bound buses
The neighborhood seems to be very good. There are plenty of restaurants and it is close to campus.
