Not very good
Place is ok. We have had fruit flies since moving in. Rooms are small. Apt is old, does not include new appliances. Lost power a few times, probably due to living in duke forest. You can find far better quality for this price point.

Older, but spacious and affordable
These apartment buildings certainly aren't the newest or fanciest in Durham, but we've found Colonial Village to be quite affordable for the space. The two bedroom apt allows me to have an office, which is really nice. Older appliances, but everything works, and maintenance has been responsive to our requests. Location near the Duke Forest & walking trails is awesome, and it's only a short (5-7 minute) drive from Duke. The gym is simple (one treadmill, one bike, a few machines) but somehow is never crowded. The pool is great in the summer, and much more laid-back than some of the newer apartments.

Solid Apt. Quiet. In nature.
Overall good place. We "lived" more in our apartment more than most with a husband, wife, 2-yr-old, dog and cat, so we didn't really get along with the property management. Super passive aggressive, petty, and inflexible. Obliged to pay a "MAA connect fee" => $50/m (includes cable, which we didn't use). Not included: trash, water, electric, internet. Pool area is nice. Gym is dinky. Duke forest trail head is right off property. Great place for hiking, running, mountain biking. Quick bike ride to Fuqua (12-15 minutes).

If you like nature come to Colonial Village
Colonial Village is in the midle of Duke forest so you have trails inside the complex. The bad side is that very few Fuqua students live here but it's very close to Fuqua (6 min) and you can also take the bus.

Good value, quiet neighborhood close to campus
Colonial Village is exactly what we wanted - a good balance of price, quality, and distance to campus. My wife works, so we didn't want to risk living next to a party apartment in S9...and we also didn't want to pay $1600+ for a small apartment. CV is quiet, is right by the Duke Forest (tons of well-maintained paths), and is only about 2 miles from campus. The apartments definitely aren't the newest that we looked at, but they're definitely not the oldest, either. If something does go wrong, maintenance staff is very quick to respond. Office staff is also friendly, although they're not the best with communication via email (especially when sorting out lease documents), but don't let that deter you - it's worth the small amount of hassle.

Apt okay, surroundings great!
The apartments are fine, pretty spacious with screened in porches and some with fireplaces (real ones!) which is fantastic in the fall and winter. Duke forest trails lead right out of the parking lot, and there's a pool and (pretty old, cracked) tennis courts. Great for having a dog, or if you're a runner or outdoor person.
We have seen cockroaches, and the buildings are pretty beige which is boring. It's also far from 9th St, so if you want to live near other people this isn't the place for you. It is a super convenient bike ride to school, though, so if you don't care if you have to uber to meet up with people its a great place to live. And all Ubers in Durham are $8 maximum.

Quiet Apartment Complex with Friendly Staff
Colonial Village at Deerfield is a pretty quiet and nice apartment complex. There is a pool, with an outdoor BBQ area, and tennis courts. The apartments are nice, even if the appliances seem a little old.
The location is great, as its only a few minutes to downtown, and only a few minutes from pretty much anything you could need.

Practical and Quaint
Great, quiet neighborhood/ location. Very reasonable rent and utilities cost. Appliance and decor are outdated relative to competition but everything is functional and clean.
