Affordable and relatively short commute

I used to live in River Oaks and my commute was anywhere from 25-75 minutes depending on traffic. My commute is now never longer than 30 minutes and can be as short as 15 based on traffic. The less time in the car, the more time to study and take care of yourself which has been my husband and I's top priority since we are both in law school. This complex is relatively new and has only been open 2 years. The office staff is so nice and helpful. The amenities are amazing and the area is so quiet and peaceful which has been amazing.

I was excited to live in this building upon signing our lease, but am incredibly disappointed with my experience with Modera Douglas. I felt unsafe in this building when my car was ransacked and law enforcement officials informed me that this is a very common occurrence in this particular building, with cars even getting completely stolen before I moved here. I cant understand why an establishment wouldn’t increase security measures under these circumstances. Management was incredibly unresponsive to this issues and other alike, including stolen packages (they refuse to even look at security cameras unless you spend hours wasted filing a police report. And if you do file said police report as they told you to, they’ll be very rude about that too), constantly broken appliances (my roommate and I lost hundreds of dollars worth in groceries from the refrigerator breaking down), etc. Not to mention, sometimes my keys would not work to open the street-side doors, which is very unsafe as a young female student trying to safely get into my falsely secure building. I would be able to look past broken appliances, grills never working, fire alarms going off in the middle of the night very often (…) if the leasing staff was responsive, but unfortunately my friends and I in this building found them to be incredibly rude and condescending. Then, when you move out, as per all my friends experiences in this building and my own, they will keep your security deposit and charge you an excess of fees for normal wear and tear daily use even after you scrub every inch of the apartment clean. The only good thing about this building is a very kind maintenance and cleaning staff. Other than that, save your money and patience, consider one of the many better options at better price points.

students, parents, and all beware

My daughter lived in this building during her final college years. Young individuals and parents; please stay clear of this building. It is incredibly unsafe, dirty, and awful. My daughter would come home late at night after work or from the library only to find that her key fob suddenly stopped working, leaving her alone locked outside. Her car was ransacked, to which management responded rudely and truly could not have cared less. They would not even look at the security footage until she spent hours contacting the police and having them come do a police report. Packages were stolen constantly, to which management would response by condescendingly grinning and shrugging. The fire alarm went off in the middle of the night often, as well as in the middle of online interviews, meetings, and online proctored exams, flagging her test. Her appliances were constantly breaking (mainly the fridge and freezer), leading to hundreds of dollars of groceries spoiling. The additional stress of the buildings shortcomings and unbelievably rude attitude of the leasing staff is just ridiculous. Do not live here.

The apartment itself is okay, and the amenities can be nice, but the leasing office is often unhelpful and ignorant. The fire alarm is set off 4-5 times a month, the elevator is often not working, and the parking garage gate is often broken. It is hard to get any maintenance done without fighting and pushing for it. Some good things are the in-house laundry, the pet friendliness, and the location in proximity to downtown, Coral Gables, and Coconut Grove. In my opinion, this is a very overpriced "luxury" apartment, but I am not sure if there are better options for the same price in Miami.

The apartments are pretty modern, you can get housing for up to 4 people I believe. We are living in a 2 bed, 2 bath. Rent is not too high and you get a lot out of the amenities, such as a pool, gym, barbecue area (we’ve done a couple grill nights + board games over at our place). We have a laundry and dryer machine at the apt. Huge fridge, oven, great countertop, microwave. Honestly everything you need as a student. It’s 12 min Uber or driving distance to babson. There is not public transport nearby unfortunately so getting a car is the most viable option. Apart from that ours came unfurnished so you also have that cost. But, If you arrange some car-pooling alternative, use ride-hailing services, or own a car, and furniture purchasing isn’t a concern, then this location offers excellent value.

It’s great for a first time apartment. It gets a little loud sometimes, but overall not bad. Also, the elevator is a little slow. No major complaints.

Upscale apartment complex in an up-and-coming neighborhood. Rent shared with my partner. The main con is the distance to campus. You may feel isolated from the rest of the class during the first year. Would recommend it if able to afford the expensive rent.

This is my third year living at Modera Flats and my fiancée and we really like it. The location is within walking distance of Hermann Park and not a super far drive from school and from a lot of great parts of Houston!

Location is on the further side from school - about 15-20 minute drive but the location is great: right next to the beltline, cute walkable neighborhoods, food and necessities, and entertainment. The management is slightly disorganized but the building is AMAZING and well taken care of with an awesome gym, places for studying, and a pool. Would definitely recommend.

I am really happy with modera flats so far. The location is close to campus and you can even take the bus if you don’t want to pay for a parking pass. You’re within walking distance of Hermann Park which is awesome and the area is really nice with a lot of great restaurants nearby. The complex is well maintained too.

I love the residence. The amenities are great (free printing, free gym, attached garage). There is a commute, so I wouldn't recommend it for law students who aren't willing to deal with that. It does let me get away from the law school, which is great.
