Lots of space, nice units, and good location

Pros: More spacious than most other housing options, large rooms + large drawing room - 2 Bathrooms! - Well appointed kitchen and bathrooms - People at the concierge are helpful - Decent gym (not as fancy as 1500 Locust, but pretty well equipped and quite large) - Our landlord was pretty helpful and quite accommodating (he even allowed sublets during the summer) - Building is well located. Cons - Slightly older building (we haven't had too many issues with things breaking down, but it does happen occasionally) - Not too many Whartonites in the building and typical occupant is elderly (70+). Neighbors may sleep early and don't like too much noise, so don't expect this to be a party pad! - Building manager can be a bit crabby and unhelpful (but reception/concierge is great!)

Great building. Centrally located with excellent south-facing (hence, sunny) unit. All expenses are included in the rent. Building is very liberal and though there are few Wharton students, most neighbours are extremely welcoming.

Great value for the price.

This building is a condo building, but you can also find available apartments from Allan Domb Real Estate. Great value for the price. Rent includes all utilities and TV cable. Washer and dryer in the unit. The place has a small gym and small in-door pool. Doormen are very nice. Most apartments have a balcony.

Great staff, but management could be nicer and more responsive

Slightly older building, but very spacious with lots of light - Relatively cheaper - building management can be a tad cantankerous to deal with at times (though the guys handling the concierge desk are all quite nice AND friendly)

Academy house mini-1bedroom: old building but in a not-too-bad condition

Apartment is generally in a good condition, except that it is a little bit old. Depending on the apartment you get, the unit will sometimes have washerdryer. If not, which was exactly my case, there is a washerdryer every other floor priced at 75c for wash and 50c for dry. The gym is just barely usable. It's got a couple of treadmills and some weights. I would save just below average on this area. The front desk is always manned by at least 2 people so security is always great. Just a little hassle when moving in when you have to "pay" to make a reservation to use a service elevator on the day of your move inout. I personally find this ridiculous. Tenants are typically very old people so they may be a little bit more sensitive to noise. But unless you plan to have parties frequently, it should not be a problem. A plus for this location is that you will ALWAYS be able to secure a seat on the #21 bus to school. Try to get private owners, not the Alan Domb kind. All the utilities are included (cable also. Only thing you'd need to get is HD TV and internet.

Great nearby restaurants, in-unit laundry, and an indoor pool!

The building is mostly working singles and retirees. They have a small gym (pretty decent although not large) and an indoor pool and hot tub. The terrace (community space) is a good spot to have group discussions and to hang out. I personally have had dance practice there as well. I believe they will be renovating the space, but I am not sure of the timeframe. The units are individually-owned and therefore you must go through a realtor rather than contacting the Building Managers directly. It is quite clean, quiet and has laundry services on every floor. I have my own in-unit washer and dryer, which I wanted when searching for a place to live. It is near a lot of the great restaurants on 13th street and easy to walk to Rittenhouse Square.

Amazing Value, but lacks some higher end amenities

Can't beat the space you get for the price. Location is great. Building is on the older side and doesn't have the ammenities of some of the newer buildings.

Walnut street is very safe - there's always people around and it's well lit. The neighborhood includes all of the fun aspects of living in Philadelphia - tons of access to food and bars, nearby grocery stores/markets, access to the parks and the Schuylkill River Trail
Very close to fun restaurants/bars/shops. Close to the subway as well as the train station (suburban station).
Rittenhouse is the safest part of Philly. It's a very "happening" part of town—lots of restaurants and bars on every street. At the same time, it's right next to more residential neighborhoods to walk around in and explore. It's a great place to live relatively close to the law school but with a degree of separation so as not to get trapped in the law school bubble.
The neighborhood is both quiet and lively. There is so much around, but I have never had an issue sleeping or studying because there is too much noise. The broad street line is a 10-15 minute walk away and we are close to shopping, food, the park, and the river trail. Has everything within a 10-15 walk.
This neighborhood has everything I need within walking distance. Shops, grocery stores, parks, the subway and trolley, post office. You name it. It's very safe and extremely quiet, which helps when I'm trying to study. The Rittenhouse Square area is really the best place to live in Philly if you don't mind paying a little more.
I love this neighborhood and knew I wanted to live here when beginning my apartment search. The park is one of my favorite places in the city, and I love being able to easily access all the restaurants and shopping nearby. It's also an easy (~20 minute) walk to Penn Law, and the walking commute has always been a nice and peaceful part of my day.

Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
Love the neighborhood, Rittenhouse Square is beautiful and we are so close to the more commercial areas like Walnut Street while not being in the center of the craziness. Plus we are within walking distance of public transportation including 10 minutes from the 15/16 street PATCO station. I personally think it is one of the best areas of Philly to live in.
Rittenhouse Square has a park in the center surrounded by a bookstores, restaurants, and a public library. It is open to pets and often has open art / food markets on the weekends. It is close to the Broad Street Line and PATCO. There are many families who live in the area. It is affordable compared to other major cities (NYC, DC, Boston), but there are certainly more affordable areas in Philadelphia, simply without the luxury of being so close to Center City.
