Tonti is a Quiet Place For Studies
The apartment community is quiet and wonderful. I live on the opposite side to the main leasing office so it's kind of our own smaller community within the community. There's a great spot to sit outside and study and a nice walking trail around the lake. Parking is a bit tight but I've always found a spot and maintenance has been a little slow but has gotten the work orders completed.

Great, Quiet Place to Live
I've enjoyed living here with my roommate. The complex is peaceful and friendly and very pretty. There's a beautiful little lake that the property encircles and I love walking along it between Zoom classes, though it's not a good running trail because it's broken up by gates and isn't super long. Free covered parking on a first-come, first-serve basis is included and there's a nice pool and little gym as well. I cook a lot and I like the kitchen and the bathrooms and closets are very spacious. The location is great. Right off of 75 so it's super easy to get anywhere you need to go, and there's a shopping center with great Greek food right next door. There's also a Trader Joe's right across the street, which I walk to to get my groceries!
My biggest con has been that the employees in the main office are friendly, but not always timely in their response to inquiries. But I have truly enjoyed living here.

Tonti Lakeside Review
I live by myself with my cat in a 700 sq. ft. 1 bed, 1 bath unit on the top floor (3rd floor). During my 1L year, I lived in a different unit in the same complex, but with a roommate. Overall, the location is great (about 10 minutes from campus, 15 minutes to downtown), and having gated access is nice for extra security. My unit is updated with hardwood floors and granite countertops and is the perfect amount of space for me. One huge plus is that there's no monthly pet rent, only the fee and deposit. If you have a unit overlooking the small lake or creek, the view is very beautiful. I have had generally good experiences with management, especially if I encounter an issue with another tenant - I had ongoing issues with a former neighbor's behavior and I was sexually harassed by another resident while using the pool (management addressed both situations immediately when I made them aware). I would like to note a few drawbacks that I would have liked to know before I moved. Although management is very helpful and friendly, they sometimes let things fall through the cracks, like larger maintenance requests: last winter, I had filled out a permission form allowing management to resurface my bathtub, and I indicated on the form, in a phone call, and in an email the dates it could be done (I gave them the span of 1 month, which is plenty of time). When I returned to Dallas after winter break, my bathtub had not been resurfaced and the leasing office informed me that they lost the paperwork I had filled out. I still have not had the resurfacing done, as it requires both myself and my cat to vacate the apartment for 24 hours. Additionally, there has been a rise in both car and apartment break-ins, but management seems to have done little to remedy this. I assume the break-ins occur during periods when the entrance/exit gates are not working, which is about once per month. Even though my unit is generally updated, the gym is incredibly small and the pool is nothing special for what they charge for rent. I feel that even with the updates to my unit and the great location, rent is overpriced and there are much more upscale complexes close by that are comparable in price. Moreover, I think this is an issue in many complexes, but there are few security cameras in areas like the parking lot and garage. Last winter, someone hit my parked car in the parking lot, and when I called the leasing office, they said there are no cameras and that I would have to file a police report (I decided not to file a report because I felt it was pointless without camera footage or witnesses). Finally, units on the top floor do not have walk-in closets. While my closet takes up a whole bedroom wall, I still feel like it's not as much space as a walk-in and there are no lights - I had to buy battery-operated stick-on lights from home depot to put on my closet ceiling.

Great place, safe and cozy!
I feel safe, that is very important for me. The apartment is comfortable with great space distribution. Maintenance and staff are friendly, and work fast. Good, covered parking. Beautiful landscape. Clean and well preserved.

Pretty nice
For a first apartment in Dallas, not too bad. Other side of the lake is newer but this side is still nice. Spacious with a balcony. Can hear the roar of traffic. Lots of pets and kind neighbors. Staff is very helpful and problems are usually fixed in a reasonable time period.
