Great style, and location. Building quirks and bad management

Unit is awesome, great style and awesome location. Older building and has some quirks, loud street noise, minor maintenance issues, and generally incompetent property management.

Very noisy -- not suitable for light sleeper

The apartment itself has no problem - great location, new appliances, responsive management. However, the back alley can be super noisy. There are around 15 dumpsters and the garbage trucks pick them up every other day between 7 to 8 am. Freezer trucks deliver goods to the restaurants on Walnut around once to twice a week - they often arrive at midnight and stay for an hour -- with the engine on.

Great value, beautiful apartment

I love this apartment and building! It's a little off the beaten path for most MBAs being a couple blocks away from the park, but it's an extremely convenient location to take the bus or the subway at 15/Market. The finishes in the apartment are beautiful - exposed brick walls, hardwood floors, washer/dryer in unit, dishwasher, new appliances, big kitchen island, great for entertaining. The building is quiet and neighbors are respectful. No pets allowed. Also, the price is a little lower than some of the other popular Wharton buildings - a 1br for sub-$2k. Highly recommend!

Wharton perspective on living at 15th and Pearl Properties

First, while 15th is as far east as most Wharton students will live, the additional 5-8 minutes of walking has had no impact on the ability to get to school in a timely manner or partake in social activities.

Second, Pearl Properties has been an absolute dream to have as a management company. Very responsive, very helpful, and very safety-oriented. The apartments have premium finishings and are well-cared for by Pearl. The nearby Pearl office will receive all your packages at no extra cost, so not having a doorman is not an issue.

Would choose to live here again. Would choose to live at a Pearl property again most definitely.

Great location and management company but somewhat expensive

Conveniently located on Walnut close to restaurants, stores and transportation, including bus to campus. Units are modern and equipped with new appliances that include dishwasher and washer and dryer in the unite. Building is nice and well-maintained; no bells or whistles. Elevator but no doorman or other added amenities. Management company is responsive with any maintenance issues and friendly.. Open bars/happy hours for tenants multiple times a year!

Large Jr 1 BR, with hard wood floors!

It's a large Jr 1 BR (which means studio, with a sliding door put in to separate the bedroom from the living area. Kitchen appliances seem to be all new. Bathroom is nice. 1 br closet and 1 living area closet. Price is a little high. If I could do it again, I'd live closer to campus (or more central Rittenhouse/2401) and probably with a roommate to enjoy more social aspects of being a student. Skylight is very cold in the winter. Hard wood floors are nice. No doorman. Elevator. Above a Chipotle, and down the street from a Qdoba/Starbucks.

Pretty good building if you don't mind the occassional street noise

Good location in terms of convenience. Near to bus stops and Rittenhouse square. Management company is decent and organized but the quality of maintenance is so so in my opinion (although many other apartments could be worse). Worst thing is that it is very loud at night sometimes because of the street noises and in the morning it is very very loud from the garbage trucks (very early in the morning almost everyday).

1512 Walnut has great "in-unit" amenities

The building is a mid-rise acros the street from Brooks Brothers and between The Gap and Chipotle. The building has exposed brick walls, (real) hardwood floors. There is an elevator and many of the apartments on the upper level have skylights. Every apartment has granite countertops, in-unit washer and dryer. My apartment also has a walk-in closet, but I am not sure if other apartments have that feature. The property manager is very responsive, as well as maintenance.

Walnut street is very safe - there's always people around and it's well lit. The neighborhood includes all of the fun aspects of living in Philadelphia - tons of access to food and bars, nearby grocery stores/markets, access to the parks and the Schuylkill River Trail
Very close to fun restaurants/bars/shops. Close to the subway as well as the train station (suburban station).
Rittenhouse is the safest part of Philly. It's a very "happening" part of town—lots of restaurants and bars on every street. At the same time, it's right next to more residential neighborhoods to walk around in and explore. It's a great place to live relatively close to the law school but with a degree of separation so as not to get trapped in the law school bubble.
The neighborhood is both quiet and lively. There is so much around, but I have never had an issue sleeping or studying because there is too much noise. The broad street line is a 10-15 minute walk away and we are close to shopping, food, the park, and the river trail. Has everything within a 10-15 walk.
This neighborhood has everything I need within walking distance. Shops, grocery stores, parks, the subway and trolley, post office. You name it. It's very safe and extremely quiet, which helps when I'm trying to study. The Rittenhouse Square area is really the best place to live in Philly if you don't mind paying a little more.
I love this neighborhood and knew I wanted to live here when beginning my apartment search. The park is one of my favorite places in the city, and I love being able to easily access all the restaurants and shopping nearby. It's also an easy (~20 minute) walk to Penn Law, and the walking commute has always been a nice and peaceful part of my day.

Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
Love the neighborhood, Rittenhouse Square is beautiful and we are so close to the more commercial areas like Walnut Street while not being in the center of the craziness. Plus we are within walking distance of public transportation including 10 minutes from the 15/16 street PATCO station. I personally think it is one of the best areas of Philly to live in.
Rittenhouse Square has a park in the center surrounded by a bookstores, restaurants, and a public library. It is open to pets and often has open art / food markets on the weekends. It is close to the Broad Street Line and PATCO. There are many families who live in the area. It is affordable compared to other major cities (NYC, DC, Boston), but there are certainly more affordable areas in Philadelphia, simply without the luxury of being so close to Center City.
