Close to downtown, relatively safe and good

At first I was a bit hesitant to live here but the rent is inexpensive and you are still very close to downtown which was my main concern when looking for a place. The new management is trying to make this complex better and they are doing quite well. Amenities like gym, yoga room, spinning room, dog park and swimming pool are actually pretty awesome. I can be a little picky so I wouldn't have signed a lease if I didn't like it here.

Convenient location

I have been living here since November 2016. Not a bad apartment, newly renovated and upgraded inside, love the wood floor. Overall a good apartment so far in a convenient location. 10 minutes drive from the heart of downtown Austin. Great place for pet owners. Have not experienced anything bad from the apartment yet, management are pretty efficient when needed as well.

REVIEW

The Arrangement apartment building located in Austin, Texas on Burton Drive has a great friendly management. The gym is a great place to work out in, especially before going into the amazing pool they have. Yoga is also offered. It is very close to many bus stations.

The best for the price and location

Working in downtown Austin, the importance of living nearby is high! I work for a nonprofit so finding an affordable place in the downtown radius is hard. There are new properties that caught my eye such as South Shore District also located on Riverside, but closer to 35. However, these were way to expensive starting at $1500+ for 1 bed/1 bath. Living on Riverside was though, my best bet as far as location and price - it just meant I would have to move further east of 35, down the street. I found several in the same price range of $850-$1100, but they were so shotty! The properties looked like a dump/housing project and super dangerous. The arrangement, owned by Roscoe is actually one of the best I've seen in that area. The management does an awesome job with resident communication, have always tended to my maintenance request in a timely manner and are friendly. They also allow all breeds of dogs which is a major factor being that I have a boxer mix. The apartments are build dog friendly with wood floors throughout and no carpet. I love that they two huge dog parks and pools and that for the most part the washer/dryers are pretty well kept. I do have an issue with the dog owners never picking up after their dogs either in the parks or in the general areas. It is something that management has addressed, but has had trouble control. I don't feel very safe in the area because of the surrounding complexes and gas stations/establishments, but taking into consideration things like my budget, my dog restrictions and wanting to live so close to downtown - I have to give it to Roscoe properties for making it attainable and trying their best to keep up with maintenance and overall wellness. Living in an apt in general has it's flaws, so I've learned to take it for what it is and understand what is out of their control and what the reality is of what I can afford.

There's lots to do, eat, and drink right in the Riverside neighborhood, and getting to downtown or the East side is so easy if you want to do something different. Lots of great local spots to eat (mostly counter-service style), ranging from sports bars to Tex Mex to Vietnamese food. There's plenty of standard chain restaurants as well (again mostly counter service places). Being close to the Town Lake trail is prime. Some areas don't feel very safe at night, but most of the streets are well-lit. Police often patrol the area, which could make you feel safer or more concerned. Overall, a great area to live that is constantly improving!
Riverside drive especially the east part is relatively a new growing neighborhood. Grocery shops like Walgreens, CVS and HEB are nearby. It is also a relatively safe area and calm. It is close to UT campus with a 10 min drive only in normal traffic.

Moreover it is surrounded with the beautiful access to the river and lady bird lake.
Night life is a bit not much available and most of the action is in downtown of Austin which is very close.
Riverside is growing with many restaurants and grocery shops. There are some constructions going on and it is relatively quiet unless it is rush hours.
It is close to downtown and to UT campus.

Relatively less safe than downtown because of homeless people around.
Riverside neighborhood is a growing neighborhood with many restaurant chains and local tex-mex restaurants. Many gaz stations and many grocery stores. 15 min to UT and 10 min to Downtown with a quick access to the river trails.
Pros:
Close to Downtown and UT
Price is cheaper than other areas that are closer to UT
Plenty of grocery shops.
Calm area except on rush hours
Access to river trails.

Cons:
Homeless people.
Safety.
I heard Riverside had a less than perfect reputation before I moved here. I would say that the closer you are to the river the better you should be as it has also become a very desirable location. Riverside, as a neighborhood, is split by Riverside Drive, so try to find a place in the zone closest to the river. Also, prices are usually lower than in other areas closer to campus.
I really like how accessible it is to the other neighborhoods, given its location on the trail, but it is very new and they are putting up a bunch of new apartment buildings and the dining/bar scene hasn't quite filled out yet.
The path by the river is great if you like to cycle or run. I love running down to auditorium shores, using the outdoor gym and then running back. it's a perfect workout.
