No Frills One Bedroom

My one bedroom is just over 600 square feet, there's plenty of parking available, and the office is adequate in responding to maintenance issues. My only complaint is that there's no in unit laundry, but there are community laundry rooms available, and it's down the street from a large laundromat. The amount of storage is excellent: I have a huge walk in closet.

Point South

I've lived here for a little over a year now. The property never looks great - always a little shabby and garbage bins are in inexplicably prominent places. There is a ton of maintenance staff walking around all the time, but they don't seem to do much except sweep leaves off of the sidewalk and onto the grass. The property should be immaculate with how many staff members are always lurking right outside my apartment! It feels like they're just there to spy on you or something. The pool is always filthy and not swimmable. The laundry facilities are almost unusable something because the floor drain doesn't work properly so you have to wade through standing water in order to get to the dryers.

This complex is not at all dog-friendly. There is exactly one station for dogs and it is in the very back corner and rarely to never has bags. We occasionally get threatening letters from management for letting our dogs pee anywhere but the "designated spots", but it's impossible to do that because it's so far away! There are about ten patches of grass we have to traverse before getting to that forsaken corner of the parking lot and I can assure you that no amount of coaxing will convince my pup to hold it. We pay $10 extra a month in pet rent for 0 amenities.

The upside of apartment is that is very close to downtown and several important bus lines so it's easy to get around. The apartment itself is very large and affordable. However, the walls are cracking from foundation issues and you can hear almost everything happening in neighboring apartments. They did make an effort to upgrade the apartments by adding wood flooring and new appliances, but our new dishwasher chronically leaks onto the floor despite multiple maintenance visits.

I wouldn't be surprised if this property was snapped up in the next few years and either completely demolished or heavily renovated. As of right now, there's a reason they are priced below market. They're not the worst ever, but they certainly aren't anything to be proud of.

Not Luxurious, but 5 MInutes from Boardwalk

This apartment is clean and well-kept inside, and generally quiet, but the outside is a little on the shabby side. The neighborhood also could be a little safer. But for the price, and for the location, and the fact that I don't have kids, it's been perfect! I drive five minutes to the boardwalk, and ten minutes to downtown or East 6th. Pet friendly under 50 lbs and no "dangerous" breeds.

There's lots to do, eat, and drink right in the Riverside neighborhood, and getting to downtown or the East side is so easy if you want to do something different. Lots of great local spots to eat (mostly counter-service style), ranging from sports bars to Tex Mex to Vietnamese food. There's plenty of standard chain restaurants as well (again mostly counter service places). Being close to the Town Lake trail is prime. Some areas don't feel very safe at night, but most of the streets are well-lit. Police often patrol the area, which could make you feel safer or more concerned. Overall, a great area to live that is constantly improving!
Riverside drive especially the east part is relatively a new growing neighborhood. Grocery shops like Walgreens, CVS and HEB are nearby. It is also a relatively safe area and calm. It is close to UT campus with a 10 min drive only in normal traffic.

Moreover it is surrounded with the beautiful access to the river and lady bird lake.
Night life is a bit not much available and most of the action is in downtown of Austin which is very close.
Riverside is growing with many restaurants and grocery shops. There are some constructions going on and it is relatively quiet unless it is rush hours.
It is close to downtown and to UT campus.

Relatively less safe than downtown because of homeless people around.
Riverside neighborhood is a growing neighborhood with many restaurant chains and local tex-mex restaurants. Many gaz stations and many grocery stores. 15 min to UT and 10 min to Downtown with a quick access to the river trails.
Pros:
Close to Downtown and UT
Price is cheaper than other areas that are closer to UT
Plenty of grocery shops.
Calm area except on rush hours
Access to river trails.

Cons:
Homeless people.
Safety.
I heard Riverside had a less than perfect reputation before I moved here. I would say that the closer you are to the river the better you should be as it has also become a very desirable location. Riverside, as a neighborhood, is split by Riverside Drive, so try to find a place in the zone closest to the river. Also, prices are usually lower than in other areas closer to campus.
I really like how accessible it is to the other neighborhoods, given its location on the trail, but it is very new and they are putting up a bunch of new apartment buildings and the dining/bar scene hasn't quite filled out yet.
The path by the river is great if you like to cycle or run. I love running down to auditorium shores, using the outdoor gym and then running back. it's a perfect workout.
