Nicest you can get for the price
It's not the biggest or newest apartment, but everything works well and it's certainly the least expensive you can get in the rittenhouse area for an apartment

It is awesome to live here
Close to the trolley and bus lines, this modern apartment building is cheap, well located and in amazing condition.
The property manager is accessible and answers fast to any questions I have. They provide decent support and are always in the building doing maintenance, cleaning and keeping the place in order.
Amazon lockers were installed recently, making safe to receive valuable orders by mail.
The gym, although small, has all I need and is in good condition.
The downsides of this building are: Location - at the corner of 16th and Chestnut there is always people walking by or playing instruments on the street (only during day times), which is annoying.
Kitchen - small in most apartments. The counter top does not leave much space for cooking or holding stuff.

Great so far
Like everything so far. Unit matches the photos online. Haven't had any major maintenance issues yet, but management was super responsive and fast in coming for minor repairs.
Each floor has a free laundry room. Only rarely have to wait for a machine to free up.
Has fitness center, but very bare bones.
Great location around restaurants/bars, but no grocery store nearby, and far from Wharton by foot. To get to campus, I take the trolley instead (15th/Market station).
Other downsides:
- No doorman, so packages are just left in lobby
- No community at all (neighbors don't know neighbors)
- Doesn't allow pets
- Can definitely hear outside noise, but my unit has an interior bedroom tucked inside which keeps things quiet

Good and cheap
Simple but very comfortable 1-bedroom apartment. Although not appropriate to invite large groups to your place, this building has good low price options with perks included in rent such as water and laundry. I definitely enjoy this place.

Great units in a nice building
I live in a 6th floor one bedroom (lofted bedroom) and love it.
Pros:
-Recently remodeled building
-High (~16 foot) ceilings on 6th floor
-Large windows
-Responsive management
-Lots of Wharton students in building
-Never had a bug/pest issue in two years of living here
Cons:
-Gym leaves a lot to be desired, but if you only need a treadmill/elliptical it does the job
-Can be loud due to nearby construction and the street drummers at 16th and Chestnut

Renovated and cheap, but a little noisy
The electric bill is very cheap, but it can be a little noisy at night. There are a lot of restaurants and bars in the neighborhood.

Solid, get what you pay for
This apartment isn't as cheap as some other options, but I feel it's worth it. Nice hardwood floors, granite countertops, new appliances, spacious. The building was newly renovated. I think all apartments face 16th street, so a decent amount of sunlight. High ceilings are nice. The elevator is very messed up and gets stuck and won't open sometimes for up to a minute. They continually try to fix it, so hoping one day it will be fixed. Every floor has a washer/dryer and trash, except the 5th floor which only has a gym (and by gym, I mean 2 treadmills, 2 ellipticals, a bike, a rowing machine, a set of dumbbells, and a bench). No doorman, but hasn't been a problem. You can buzz people in so packages can still get delivered. You can also have packages delivered to Pearl's leasing office if you feel safer doing that. My bedroom is actually on the inside of the apartment and does not have any windows. Didn't like the idea at first but I've actually grown to love it. I had A/C issues in August, had maintenance come out three times before they fixed it (even bought a indoor thermometer to prove something was wrong). But on the flip side, management was very responsive. Location is great for bars and restaurants, but I personally would rather have lived in a quieter neighborhood.

Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
