Nothing special
It was good under the prior management company, but has been pretty mediocre under the current one.
Pros:
The pool is good (when it's open). The gym is fine, some basic machines and dumbbells. Relatively quiet. Secluded. Maintenance is generally pretty prompt. Rent is about right for Austin standards, though they keep trying to raise it. Neighbors are mostly quiet, not a lot of college kids or partiers. Commute to campus isn't bad, about 12-15 minutes (don't get on I35, stay on the feeder road). Great pizza place directly across the street.
Cons:
The biggest issue has been security. My car has been broken into several times. One person had their tires stolen. We had an Amazon package taken from our porch.
There is a gate, but it hasn't worked in over 9 months and the property manager stated that they probably won't bother to repair it. They claim to have a "security patrol", but it isn't real. They parked a car with "security" markings on it, but I've literally never seen it move, nor have I ever seen an actual security guard.
Lots of bugs. That might just be because my unit is right next to the woods/creek though. Mosquitos, rolly pollys, some spiders.

It's fine
It's cheaper than living close to campus, and it's nice to be able to disconnect from school life. Close enough to be convenient though. Management is fine, I guess. I haven't really needed to interact with them enough. The maintenance is ridiculously quick though, in most cases.

Inexpensive, fast maintenance, secluded
It's very nice to be away from campus and downtown, and all of that. This areas is very secluded and there's almost no foot traffic. It's nice to be able to escape from the craziness.
