Nice Building, Overpriced, Bad Management, Cheap
At first glance, everything seems great in this building. The rooms are nice, high ceilings, great views, etc. To be fair, the apartment is very comfortable to live in. However, there are many issues. First, at this price, it should be comfortable and spacious so you expect that. Second, the building was clearly made quite cheaply as many things break. We've had multiple leaks and a broken pipe under the kitchen sink.
On the plus side, the Super is very nice, and some of the doormen are very nice, and the handymen are very nice. However, some doorman are rude to tenants and guests and generally unhelpful (strange as that should be the only real qualification for a job). Also, some of the other building staff (rent office) are terrible; they become visibly annoyed that you would ask their help as if doing their job was not part of their union contracts.
The building is also very cheap. They nickel and dime you for everything: lockouts are $25 for someone to open the door, the gym they show you on a walkthrough is actually not included in the rent, it costs another $80 and the equipment is never maintained; $17.50 to replace lights in your apartment, $55 to replace the smoke detector... all of this stuff is never explicitly mentioned to tenants, you just wake up one day and you owe them another $500 after being there for a year. It is sort of what you would expect for a low rate slum lord in Chinatown, not a fancy TriBeCa management company building... and in case you were wondering that management company is Jack Parker Corp. I certainly will be avoiding them in the future.
Lastly, the entrance to the building is just plain stupid. It's like an urban camouflage wall with a hidden door. 100% cost without benefit.

From Truffles, you are also a long walk to transit, expect 10 minutes to get to the 123 or ACE. Not very convenient unless you live in an Uber which most people in the building use frequently.
Cons: mostly families, only 2 small grocery stores, a lot of retail shops closing due to high rent
