1bd Non-luxury Apt at King & Highland St

Most apt at 1433/1437 Highland St are studios, but the corner units, like mine, are 1bd. The second floor corner apts have balconies, which are awesome, and large windows on two sides. Bedroom easily fits twin bed, large armchair, & several cabinets. (Note: The central studio units only have a window at the front, which opens to the walkway, so your neighbors are always passing by. Windows are several feet back from the roof, so you won't get much (facing south, 1433) or any (facing north, 1437) direct sunlight inside. My studio neighbors say living in them is doable, but feels small.) Ceiling fans with lights. Plenty of outlets. White wall color. Linoleum (or wood?) floors. Bathroom has tub-shower combo. Noise insulation is pretty good: can hear muffled neighbor sounds at night if otherwise quiet. My apt hasn't been renovated, but some others have been.

Rent increases: For a few years total monthly rent increased by ~$5-10 per renewal, but in the coming cycle that will jump to $60-70.

Security: Car window smash-n-grabs are fairly common if you leave valuables visible in car. Kia Boys attempted to steal nearby Kia. No Apt robberies that I know of. As anyway, sometimes neighbors fight/use smelly substances. Towing is enforced, so watch out if you have visitors (officially there is no visitor parking). Door to basement laundry room is locked.

Utilities: Heat is via central boiler system, and hence very cheap since you pay a flat monthly water rate of $30 (which I included in the total rent cost). However, this also means your heat doesn't work until the building boiler gets turn on by NorthSteppe. AC is via window unit, so cost is variable. The AC unit is only in the front room on corner units so sometimes the bedroom gets warm. Stove is electric. Idk what the flat $45 monthly gas bill goes towards, but maybe the boiler. Cable options are Spectrum or AT&T. Washer and Dryer units in basement. Coin and card options, although often one or the other is broken. Closest laundry mat is 2 blocks away. Apt comes with microwave, stove/oven, dishwasher, and full-sized freezer/fridge. Kitchen counterspace (steel) is small - just big enough for a drying dishrack.

Pets: Dogs and cats allowed. One-time non-refundable $200 deposit plus $30 monthly pet rent. See NorthSteppe website for most up-to-date pet info.

Parking: Both 1433 and 1437 qualify for Cbus University District street parking ($25 per year). Moderate number of $300 NorthSteppe parking permits available for own building's private parking lot. Personally have never had a problem getting my NorthSteppe pass or finding a parking lot spot.

Landlord: Required to pay rent electronically via automatic direct deposit. Beginning summer 2023, they started charging a transaction fee. *Rolls eyes.* Checking/savings accounts have a $2.49 fee, but for credit cards etc it is much higher, like ~3% of total rent. Responsiveness to maintenance requests varies - on normal small things like broken garbage disposals they rapidly respond within 1-2 days. That said, small leaks/annoying-but-functional plumbing problems may take weeks. Broken laundry machines can also take weeks. Have heard how fast NorthSteppe maintenance ppl respond is mostly due to your building's actual owner. (NorthSteppe is a management company; they don't own it.)

Other: <10 min walk to med school. <0.5mile walk to High St (Kroger, etc). Sometimes ppl across the street through parties, but not in noise vicinity of Greek houses.
