An ok place to live

The property is owned by Zipkin and currently managed by Activity Residential. When we first moved in, it was managed by another company called North Pointe Realty and they were terrible. The apartment was very dirty when we moved in and we ended up hiring a cleaning service to deep clean, and took it out of the rent. We then faced small maintenance problems over the next several months that took a long time to be addressed. Then, we had a mouse and flea infestation even though my roommate and I are very clean people. Granted, all of these things are taken care of now and were addressed more promptly when the owner changed to Activity Residential. The washer and dryer in the building don't work super well but we've dealt with them (it costs $10 per month extra to use the laundry). The unit itself is very spacious - the building is old but in decent shape. The kitchen is small but has newer appliances and counters. The floors are hardwood but are in desperate need of a refinishing and are very creaky. The front room is nice and sunny but does not have the new style of insulated windows so it can get hot in the summer and drafty in the winter, but there is central heat and AC which is awesome. Technically, our unit is a 3 BR 2 BA but we use the 3rd bedroom as a study since the rent is still reasonable.

Dirty and worn down in areas

Nice features included a gas stove and marble countertops. However the dishwasher was initially broken. Also many broken outlets, wood flooring and tiles. There were multiple scuff marks on walls and the floors when we moved in which wouldn’t have been an issue if we weren’t charged for it.

Do not rent with Zipkin anywhere.

Zipkin has withheld several thousands of dollars in Security Deposits for unreasonable excuses from myself and several of my classmates. After continued conversations with him, we've discovered that he mismanaged parking records, charged us for repairs he was responsible for as the landlord and has refused to give us a refund on our deposit even after we've provided documentation that he is wrongfully keeping our money. The apartment itself wasn't even that nice and, once we informed them that we wouldn't be renewing our lease, they became rude and uncommunicative. I highly recommend against renting with Zipkin Properties. The only good thing about the place was that it was right next to Coventry, but that's not enough to make up for its problems.

Functional Rent

My experience here is pretty good. My roommates make it really nice and overall the apartment is in alright condition. Fine to live in for a first year especially cause we're a set of three and that's often difficult to find a rentable three-bedroom. It is a rather old building though and far from campus, though it's literally next to Coventry with all its restaurants.

Standard Coventry Apartment

Apartment is standard for Cleveland Heights. It contains 2 and 3 bedroom units (some with free laundry in the rooms). The kitchen is nice with gas stove and granite countertops. It is close to Coventry Rd. where there are a number of shops and restaurants. The bar nearby can be heard but is tolerable. Management company meets expectations.
