Overall great place to live as a grad student

Great price for apartment size and location, very convenient to have 2 bed 2 bath, balcony, and elevator when living with roommate - we got lucky. Landlord is so so but responds to repairs quickly, HOA is responsive but sticklers for their policies. Lots of old people living here means building is well maintained but there can be some pettiness about enforcing HOA policies. Building is kind of old but is being continously updated, so it's not bad. Landlord raises rent every year by about $50-75 which is tenable but getting less so, especially as inflation rises and our paychecks don't keep up with inflation.
