Great value
It is a quiet, small townhome, but very affordable and perfect for 1 or 2 people. The management is very responsive and helpful, and rent has only increased once in the 3.5 years I've lived here. I think it is the best value in Lawrence!

Summer Tree is a great place to be
1 of the maintenance persons lives close by, so maintenance requests get handled very quickly. Parking is fairly abundant and neighbors are respectful. These are townhomes, not apartments, so there aren't any amenities, but that also keeps the rent cheaper than the vast majority of places in Lawrence.
My only real complaints are poor temperature insulation (HIGH heating/AC costs) and the paint is so weak that cleaning anything off the walls with a paper towel and water has the paint bleeding off onto the paper towel.
Overall: 8/10, would sign my lease again

Spacious but mediocre construction
I like being able to afford a 2 bedroom on my own, and with WFH it's great to have an office. The property manager (Roxanne with LPM) and her maintenance staff are great and very responsive. My apartment is ~800 square feet, which is lovely. However, you can see lots of small problems with this apartment which have added up over time. The insulation is not great, which means that my heating bills go way up in the winter (even with window insulation). The tracks on the patio door are not perfectly aligned so I had to ask maintenance to fix things several times. You also do get a small slab of concrete out back, but they're not always evenly laid so you will be sitting on a downward slope. So, I think in some respects you trade having a larger apartment for a nicer one. There are also no amenities with this property (pool, gym, common area) that you see around town.
My apartment is quiet enough. You are right on 6th street which is very convenient for getting to campus, groceries, etc. No safety concerns in the time I've been here. People are not super social (there's a mix of younger professionals/students and families who live here) but are perfectly friendly if you say hello.
