Wyview Park

While the waitlist to get into the apartments can be a while, you will not find any better value in Provo. A reasonably modern 3 bedroom apartment with most utilities included for only $1,180 is almost unheard of. There is no in unit diswasher or laundry, but the laundry is in the complex. Since BYU is the landlord, they are always very quick to fix any problems and maintain the grouds well.

Wyview Park is known to be one of the best options in provo. It's simply unbeatable for its price. But the waitlist is long, and it's rare to get into.

Cheap and clean

Wyview is one of the best value apartment complexes in Provo. Because of that, however, the waitlist is quite long, and it would be nearly impossible for anyone coming from a different university to get a spot.

The location can’t be beat. You live extremely close to campus and there is ALWAYS parking. Maintenance fixes things very quickly. The only downside is that you have to wash your clothes in the community laundry mat, and there are no dishwashers in the apartmentments. But there is free internet and cable. There is also a free shuttle to campus everyday.

Wyview is great. It's not the cutest and it doesn't have a lot of amenities, but everything is well kept, maintenance responds quickly, and the management is very reasonable.

Overall, Wyview is a great value for an apartment in Provo. The community is nice and the apartments are big for the rental price. However, with the low price, it is very basic. If you are looking for a place with a gym, dishwasher, or covered parking, this is not the place for you.

Pros:
-You get a lot of space for your money.
-The people who live here are really nice.
-It's a very safe community.
-Rent is month-to-month, so it's much more flexible than most contracts (for family housing).
-Management is good and maintenance is usually quick to respond.
-Everything is well maintained
-Plenty of parking for residents and guests.
-A surprisingly large amount of storage
-Shuttle service to BYU campus in the Fall and Winter semesters. Bus stop nearby.

Cons:
-Not many amenities. There is onsite laundry and some small playgrounds, but no gym or pool.
-No dishwasher or in-unit washer and dryer
-No covered parking
-No pets allowed

It's fine. I don't really love anything about it but it's all good enough

Family Student Housing. We enjoy it because there are a number of children of the same age as ours that live in the complex, and it makes it easy for our kids to get together with friends.

Good stuff: They're usually pretty fast about fixing things, the property is clean and well-kept, parking is part of rent (and parking on campus is included as well), there's a free shuttle to campus, everything except electricity is included in rent.

Bad stuff: The AC only has one setting - Antarctica (it will keep your apartment nice and cold during the hot summer), the floor plan isn't very big.
