First: beware that they bribe residents to leave good reviews with sodas, so take 5 star reviews with a grain of salt.
Horrible, disrespectful management. If you have a maintenance issue, good luck getting them out there! If they do show up, they won't fix the issue, they'll either make it worse or slap a band-aid over it, breaking something else in the process (and of course allowing Lark to charge you for said damage).
They'll charge you for anything and everything. Did you know that if they come in your apartment and see a lightbulb out they'll go ahead and replace it for you? Yep! for the low cost of $25 per bulb! But bigger issues that they can't charge you for are irrelevant and will probably never get taken care of.
If you have an emotional support pet, good luck! It took months of pushing and several letters from my therapist (which definitely could be considered a breach of privacy, no other landlord has demanded so much information about my disability EVER). When my therapist finally called, they wouldn't answer for weeks. After a few months, they finally approved my cat. Then, several months later during quarterly inspections, they reported that I had an 'illegal pet', charged me $200 and threatened eviction. Whole time, they didn't even look at my profile where they would have seen that my cat was approved to live there. On top of that, they lost the final paper I had to physically turn in to the office of course, so I had to redo it.
Horrible office staff, I wouldn't make my worst enemy converse with them for more than 5 minutes.

First and foremost, know that they bribe tenants to leave good reviews with free gifts, so take 5 star reviews with a grain of salt.
Management: HORRIBLY RUDE and disrespectful. I would genuinely rather live somewhere else than be stuck in a room with the office staff for more than an hour.
Greed: they will charge you for anything and everything. if you have a maintenance issue that is their own fault & they cant charge you for it, good luck getting them to fix it for you. Did you know that if they come in to YOUR place of living and see a light is out, for the low cost of TWENTY-FIVE DOLLARS, they'll replace it for you (without asking).
Maintenance: good luck getting them out to fix your problem! if they do come out, they probably won't fix it further than slapping a band-aid on it. And for the cherry on top, they'll cause damage, which of course Lark will charge you for.
Pets: if you have a service/ESA pet, good luck! not only was the acceptance process more invasive than any other landlord's, but they also avoided answering my therapists calls for weeks (presumably hoping I'd give up and eat the pet rent charges). After more than 4 months of battling, they finally accepted it. Then, 5 months later, during quarterly inspection (yes they do quarterly inspections), they decided to report me to management for having an 'illegal pet' and charged me $200, as well as threatening eviction. Turns out that, 1) no one bothered to check my profile and see that my cat was accepted months ago but also 2) they LOST one of the physical papers i turned it. Me personally, if I'm charging a broke college student and threatening to evict them, I'm gonna double check their profile to make sure they're allowed not to have a pet.

Truly a Disappointing Experience
I stayed in this complex through two 12-month leases. The first lease, our apartment was infested with cockroaches. I will say that I never saw any sign of them in the second apartment during the second lease.
When my boyfriend and I signed our second lease in October 2020, I asked that we wouldn't be placed with another roommate, if possible. They said it was unlikely we would get a roommate, since my boyfriend and I were a couple, and we have a dog. We also wanted to ensure we were able to get the largest room. They said they would make note of it. (They never did.) Everything seemed fine, so we signed the lease.
I paid 2 months' rent in advance to financially qualify for the 2020/21 term. So, when I got charged rent for both of the exempt months, I called the office, and they said they had moved the money over to my next lease term so I could financially qualify again. They never told me this was going to happen, nor did they ask for my consent. I had spent the prior 3 days trying to figure out where the money went because I knew I'd paid it, only to find out they had moved it without telling me.
3 weeks before we moved in, we got an email with our new roommate's information. So, what happened to the previous reassurance that there wouldn't be a roommate? I called and was told that they were filling all the rooms, and we were getting a roommate whether we wanted one or not. Lark should've been honest with us from the beginning and not made promises they couldn’t keep.
Well now we had a new roommate. The poor guy had no idea he was paired with a couple. He didn't know we had pets. He wasn’t told anything that he should've been made aware of, and, as the icing on the cake, they had placed him in the one room we requested. He said that he requested that specific room when he signed. Well so did we, so..?
My boyfriend and I started moving our stuff to the second apartment. It took us 4 days to move everything. I still had my old keys and hadn’t moved anything out of the kitchen yet. On day 3, I checked online to finish the new move in inspection and found a completed move out inspection for the old apartment. Upon looking at the inspection, red flags immediately popped up. I was charged for trash removal (which was literally a picture of my gecko!) They made more notes about basic cleaning that still needed done (which I hadn't gotten to because we were still moving out). I had not turned in my keys!! So why would they inspect it? After seeing the report, I left that apartment spotless. My mother would be jealous of how well I cleaned everything. I'm not about to get charged for a lack of cleaning when I'm perfectly capable.
I got a puppy in October 2021 to train as my service dog. I gave them a doctor’s note, but management rejected it. I fought with them for months about it. They asked me for a new doctor’s note confirming that I have a disability and kept prying for more information despite me signing a HIPAA form etc. I got a new note from my primary care doctor, but they rejected that too. I gave them what they asked for, but it was never good enough. At this point, it was ridiculous, so I never responded to them. They got all the information they legally needed. They disregarded my need for a service animal and denied TWO different doctor’s notes, so new tenants should expect similar problems. I also reported them to HR, but nothing changed.
They don't care about you, just the money. They'll promise anything to get you to sign, and once you're stuck in a lease, they no longer care about your feelings. I've read the entire lease multiple times and Lark doesn’t abide by most of it. They make you pay damage fees for things that aren't your fault, and the fees are ridiculously expensive. Nobody should pay for something if it wasn't their fault.
Certain staff members were extremely rude the entirety of our leases.
There's nothing that can compensate for such an awful experience at Lark. I can’t tell you how disappoint

Awful management. Cowardly management. They do not stand by their word. Misinformation given. When questioned, the manager would not even take the phone call. What a joke. DO NOT SIGN A LEASE HERE!!!

Lark
Management is usually easy to get ahold of. Maintenance is pretty responsive, although they usually don’t fix things right and just use band-aid solutions. Another thing I don’t like about maintenance is that you never know when they are coming. I’m usually able to find a parking spot close to my townhouse. They do not usually charge for things that you weren’t responsible for when moving out or doing quarterly inspections.

Great price and spacious for off campus living
Lark has both apartments (smaller) and townhomes (larger) in various price ranges. The staff and maintenance are highly responsive. You get your own bathroom. Lots of storage under the bed.
They have a bus that runs every 30 mins on weekdays so you don't have to have a car.

Biggest space for the price
This is the best place if you want a huge townhouse to live in. The homes are about 2000 sq ft with the option of either 3BR 3.5BA or 4BR 4.5BA.
This is great because if you have guests over, they can use the half bath off the kitchen. This is a great place to entertain or if you need a place for kids to run around.
Having 3 stories is nice because you feel as though you can get away from your roommates if you need to decompress. Highly recommend.
There is a bus that comes every 20 minutes on weekdays (20 min ride to campus) drops off right in front of the union. Or a 10 min drive to campus. I like that it is close, but far enough away that it does no incur the cost or noise of traditional student housing.
Definitely recommend for any grad or MBA students looking to not feel cramped in a "dorm style" apartment.
