Top of the Hill is a hidden gem!
My husband and I had a wonderful year living here. Robb, the attentive and caring landlord, made our experience truly exceptional. The updated apartment was fantastic, and we loved the super deep pool with cozy patio furniture. Flynn, Robb's dog, added a delightful touch to the apartment complex. With only 16 units, it felt like a small, safe community, and the security measures put us at ease. The location was perfect for walking downtown. Highly recommended!

Positives: You really can't beat the location of this apartment. It's an 8 minute walk to campus, which is short enough even for the cold months to avoid the pricey parking fee on campus. The rent is very reasonable for a one-bedroom in downtown Grand Rapids and includes all utilities but electric. Pets are allowed, I'm unsure if there are any restrictions but I've seen dogs of all sizes. It has a dishwasher and gas stove, as well as a very large closet in the bedroom. You can have in-unit laundry installed for an extra fee every month; if not there is a coin-operated washer and dryer in the basement. The complex is quiet - I've never had noise issues with neighbors. There is also a small outdoor pool for the summers. The owner of the property is very responsive and has fixed any problems I've had in a very timely manner. There is a wall unit air conditioner in the living room. Internet is provided by the landlord for a price that is much cheaper than you would pay on your own. I only had a handful of issues with connection and speed when first moving in but no issues since.
Negatives: There is only a one bedroom option. Some apartments are updated, others are not. This price listed is the price of an apartment that is not updated (price increases for newer units). Though there is offstreet parking, it is an extra fee each month for your own space. It's not the newest property or "high-end" if that's what you're looking for, but it is comfortable living for anyone who is looking to live alone. There is a monthly pet fee.
