Spacious 1B/1B with no Management and Repairs
Uflats is very close to the UAB campus and has its own secure parking deck with keycard entry (as well as in the building itself). There is also street-side parking on 10th Pl S and the street in front of the parking lot entrance. The elevators are decent and the gym has been out of commission for 6 months since this review. The "front office" is always empty besides move in/out time. There's no package room but just a wall of PO boxes and larger packages left in front (had a few of my packages stolen before). There are trash rooms on each floor and the hallways are barely kept with stains and very cold. The 1 bed 1 bath that I have is quite spacious at nearly 900 sq ft and well kept, however, fixing anything in this unit takes 1-2 months after a work order is placed. I have to pay for my own water, cable, and internet (standard included 30 Mbps). Water is billed by the collective usage divided by the number of units separate from the rent. Management changes about every 1-2 years so it is difficult to reach management about any issues that you may have and rent will most likely increase each time. Also, they make you renew 4-5 months into a 1 yr lease with each year updating the lease (and increasing the rent). Noise is kept to a minimum and inaudible in my unit but audible when you go into the hallways. My unit seems to have very little hot water in the bath even though the rest of the faucets have fast, ample hot water.

Spacious 1Bed1Bath with no management and poor amenities
Been living here for almost 2 years now as it’s a 10-15 minute walk to the medical school. I chose this residence as it was the most spacious and closest to the campus at the least price. There’s a parking lot on the first floor which has secure entry and exit. It’s generally safe at night. Secure building with keycard entry but the front desk is always empty besides end of summer. So it’s super hard to get in touch with management about anything. The only way you can get in touch with them is via phone where i get the voicemail more than half the time. No call back. Management also changes on a weekly to a monthly basis so any previous agreements are not respected and rent increases each time management changes. Water and electricity are billed separately of the rent and parking is extra per vehicle. Work orders to fix things in the apartment take at least 3 weeks to 2 months even when inputted as urgent.
