Canvas Townhomes - Columbia
Canvas Townhomes is less than desirable for the price. The complex is horribly maintained, the parking lot has exposed wire from massive potholes all over the concrete. There is debris all over the lot, leading me to get two nails in my tire in this complex alone within the span of three months. There is no central A/C, so the unit is not fully ventilated minus the one A/C wall unit in the living room. It has not been renovated at all since I have moved here three years ago, in fact the quality of the complex has only gotten worse as it is not maintained in any way. Yet in three years my rent has increased from $750 per month to $1,020 per month. Maintenance will mark your requests as complete without even coming. I have been forced to call pest control and a plumber on my own because the complex would not inquire into the maintenance requests I submitted, they would just continuously mark the requests as complete. None of the locks on my windows nor doors work properly, forcing me to install my own security system to feel safe in my own home. They sent out an announcement that there was a male who had broken into several females apartments in the complex and to be on the lookout, but did not care that I was unable to lock any of my windows or doors?? I am an avid hater of this complex. I am moving and sub-leasing this apartment, and I do not recommend to anyone. In addition, this is a very undergraduate targeted apartment complex, which is frustrating as a graduate student to be around. I'll be moving to 22+ living, as it seems "student living" is the excuse these complexes use to get away with subpar living conditions and an insane price.

Affordable but not the nicest
Living with 3 roommates makes the rent quite affordable. The townhome itself is nice and it has everything we need. It's a cozy place with plenty of room for everyone. I enjoy having my own bedroom and full bathroom. The living space is quite spacious and there is plenty of room in the kitchen for 4 individuals food, plates, dishes, etc. The amenities are not really there. There is no pool and the gym is quite small. Additionally, the roads within the complex are not the best. There is one large pothole in particular that comes to mind. You can literally see the rebar because the hole is so deep. The complex is pet friendly, of course, with an additional fee added. If living with a roommate, I'd recommend that you know and have roommates picked out. Otherwise you could end up with random roommates. The trip to Mizzou Law's campus is quite quick.

Housing Review
I like how cheap the rent it and it's a huge space, and it's a quiet complex. The drive to campus is easy, and food is nearby. Maintenance is slow, there is minimal parking, your packages have to be picked up at the leasing office rather than left at your door, and the parking lot has the WORST potholes you have ever seen.

Doable living situation considering price
Size of apartment is good.
Smelled like weed when we first moved in and carpet should have been replaced.
Somethings that were promised when touring turned out not to be true upon moving in.
Parking situation is not good.
Took over a week for maintenance to fix our stove dispite mutliple maintenance requests and calls to the office.

Just okay
The apartment is very slow at fixing things, especially HUGE potholes in the parking lot. They also like to do things on the cheap, which means it is not always going to be a great fix. They also have what seems to be young, inexperienced people working at every single position (from maintenance to property manager). There is no one that can ever help you resolve something, and their techniques for renting are very shady. They do not guarantee rooms and they only rent from August to July... extra charges abound every which way you look, and they generally do not clean before someone moves in. Sometimes you might get lucky and they will replace the carpet in one room before you move in.

Nice housing option
Nice townhome overall. I live in one of the not updated townhomes and it is still nice in my opinion. Roads need to be refurbished. Maintenance requests are also sometimes slow to be completed.

Good place, pretty quiet, no pool, but a gym though it is pretty small. Some potholes in the roads that need to be fixed.

Decent
I had a small cockroach problem in September but once they sprayed it was gone and they continually checked on it. Location and space is great. Overall pretty decent.

Great Place, Great Value, Management not as Great
I have enjoyed my time here at Canvas Townhomes (formerly known as Copper Beech) very much. The room layouts are very nice and spacious, and you get a good value for what you pay for. The fact that each unit comes with its own washer and dryer is especially great.
However, the management of Canvas often leaves something to be desired. Most of the people working in the office are very kind, but a few of the people in charge make it very difficult to get along with them. Additionally, the complex has several policies that make very little sense and are often quite irritating.
Ultimately, these issues, while annoying, are not enough to drive me away. The great value wins out.

Quiet and Close for Runs
These townhomes are Massive for the price. Each room has its own private suite and there is a guest bathroom. The kitchen is like 2x larger than it needs to be which makes it fun for hosting, baking, or studying. There is also 3x more storage than needed with a massive laundry room.
