Key Properties - Lipstick on a Pig

This property is FILTHY.
American Can is an historic building consisting of 4 separate buildings, two of which (buildings 4 and 5) are connected.

The interior hallways and units in building 4 have almost 14ft ceilings with large sealed windows. There is no ventilation in building 4 for fresh air. Smoking of any type is not permitted on property as per the House Rules in the lease.
Management does not enforce this.
The building smells of cigarette smoke, marijuana, and other burning chemical smells.

Hallways are not properly sanitized.
The main stairway from the lobby to floors in building 4/5 have not been swept or sanitized since before April 2024.
Walking and toileting pets on any part of the property is not permitted as per House Rules in the lease.
Management does not enforce this.
Pet owners regularly leave excrement in common areas including hallways, stairs, parking lot, and courtyard.

Pet excrement smell permeates the outdoor courtyard, due to the proximity of the pet park and piles left on sidewalks and grass.

Packages are delivered to a room accessible to anyone throughout the day. Packages are not secured, easily stolen.

The "resort style pool" currently has 16 lounge chairs and 3 side tables surrounding the pool for 250+ units. During hot months, pool is generally murky, green or cloudy.

Property is currently renovating units.
Jack hammering, demolition noise, water outages, etc. are common.
Demolition/renovation debris is left in the hallways.
Property is not implementing any safety precautions to protect residents or contractors from possible health threats related to demolition of an historic building. (Department of Environmental Quality has been contacted and is investigating this.)

Newly renovated units have sun shades which are see through at night.

Access ramps are not ADA compliant, and egress exits signs are not properly illuminated/obvious.

During extended power outages (hurricanes, etc.) hallways are completely pitch black. It is not possible to see anything.

Juliet's Review

This apartment is in a great part of town with lots of space, a great gym, nice pool, grills, and lots of parking. Best part is proximity to the Bayou, Wrong Iron, the Lafitte Greenway, and City Park.

Modern, nice, comfortable apt

Me and my partner (and now our dog) have lived her for 3.5 months. The apartment is very nice, with the complex having a good gym (weights, cardio machines), pool, grills, package acceptance making it easy to know when you get a package and easy to retrieve. Apartment is spacious and has a cool post-industrial vibe (this used to be a warehouse). Tall ceilings and windows (lots of natural light), great location with lots of greenspace close by, bars, restaurants, and easy access to highway and medical district downtown. Modern appliances in the apartment. Washer and dryer in unit. Great showers. Comes with cable and internet which is nice! Still have to pay electric and water, though. Quiet community. I feel safe here. Only thing is some people's cars got broken into in public (non-paid) parking, which there is a lot of right outside apartment complex. I have heard these break-ins happen every few months, so it may be advantageous to pay for parking with the complex even though it's expensive and there is a wait list most of the time. Management is okay. Not bad, not great. Maintenance is great, problems are fixed quickly and staff is extremely kind.

Good but expensive

My experience with American Can has been decent! It was a great first place to live. The area of Mid City is awesome and has tons of green space. My only two complaints are water temperature being inconsistent and my rent being way more expensive than what most of my friends pay.

American Can

The building is located in Mid City, within walking distance to lots of things (bars, restaurants, City Park, Bayou St. John). I am able to bike to and from campus with no issues, and there is a bike path/walking trail that will take you almost all the way downtown.

The rent is a little pricy, but you are paying for the security of living in an apartment building rather than a stand alone house. There are courtesy officers available 24/7. The apartments are all different, since the building is a renovated factory, so some are nicer than others. I have not experienced any pest issues, which is great.

The front desk staff is friendly and helpful, there is a secure package locker, and various parking options for those that own a car. The utilities are cheaper than what I experienced living in a duplex and you don't have to deal with the water and sewerage board, which is a huge bonus. Also, cable and internet are included, there is a small gym on site, and a pool!

Overall, a clean building with responsive staff. All my repair requests have been fulfilled within a couple of business days. Pets are allowed, but there is pet rent and a deposit required.

Some cons: I can hear my neighbors, it's an old building
