Slumlord Chic

If you're in the market for a laughably bad living experience, look no further than the Adora Apartments – the epitome of "slumlord chic"! It's hands down the worst living experience I've ever had. I strongly advise against choosing this place. Despite the high prices, there are far better options out there with cheaper rates, better maintenance, newer appliances, and superior amenities.
To start with, when I signed the lease for a three-bedroom unit, they assured me I'd be living with my chosen roommate who had been there the previous year. However, less than 24 hours after signing, they informed me that this arrangement couldn't be honored, forcing me into a different unit. The whole reason for selecting this location was to live with a friend. When I tried to back out of the agreement within 24 hours, they refused, claiming all units were already full for the signing year. After a lot of hassle and rearranging for the next year's lease, they finally corrected the agreement, and I got the spot I originally wanted.
Upon moving in, I immediately noticed that the common area floors were filthy and hadn't been replaced as promised during the signing process, posing health risks. Carpets were torn on the stairs and in the transition area between the kitchen and living room, and when they were replaced, it was done half-heartedly with mismatched carpeting. One of my roommates, who had a documented emotional support animal (ESA), was on the lease with two previous roommates. One of those roommates had an undocumented puppy that urinated all over the main floor and stairs, leaving a strong smell of ammonia and mold. Management was supposed to address this before our move-in, hence the gap between move-out and move-in, but they didn't, and then they threatened to charge us for carpet replacements due to their negligence. After much pleading, they finally inspected the carpet with a pet light, revealing extensive damage and making it clear that it was uninhabitable. We endured the smell for three months, constantly battling lazy management who swept the issue under the rug. We suffered from swollen throats, eyes, headaches, and drowsiness, with one roommate needing doctor appointments due to allergies to ammonia. The office manager thought a simple carpet cleaning would solve the problem, which took nearly three weeks for a company to do, and it was done in less than 30 minutes. The cleaner confirmed that the layers underneath were still contaminated, resulting in continued ammonia exposure. After relentless calls for over a month, the carpet was finally replaced, revealing mold growth on the subfloor. However, when I asked management to inspect it before installing new carpeting, they dismissed our concerns and refused to replace the affected area. Even after three months, the new carpet harbored odor and residue from the underlying subfloors, contaminated with urine and mold.
If this alone doesn't deter you from considering this place, the amenities are laughable at best. The advertised amenities are either non-existent or in such a state of disrepair that they're unusable. The gym equipment is dusty, out of order, and outdated, the hot tub is working 3 days out of the month at luke warm temperatures, and the communal areas are poorly maintained and uninviting. Save yourself the headache and look elsewhere for a place to call home. If you enjoy playing Russian roulette with your housing, then this place is for you. Slumlord is not just a title here, it's a lifestyle.

Poor management, amazing amenities

Management is slow and not very amenable. Gym is mostly broken equipment. However, the layout is incredibly spacious, rent is inexpensive, and the pool is a great.

Okay

Brookside is just okay. The gym and pool are nice, but it is quite a drive to Mizzou’s campus. Management is quite unaccomodating as well. We have had issues this year with slow internet connect and energy efficient “upgrades” being installed ie motion sensors. The rooms are spacious, quiet, and inexpensive though.

Good price, but a little far

Townhomes are spacious and quiet and there are plenty of amenities. However, the area is very car dependent and it is hard to walk or bike anywhere. Management has done a good job and maintenance is quick and efficient.

Management is the worst part about this place

I have very little negatives to say about the actual property itself. The unit is large and my roommates and I have more than enough space. It’s about 15 minutes away from campus and incredibly quiet. There’s also always parking in front of your unit. The management is what makes this place borderline unlivable. They either don’t know how to use their own system or don’t listen to their employees because they’ll harass you for the same information 4-5 times. The shuttle route stopped picking people up at the stop closest to our unit, they don’t run it to downtown late at night anymore, and half the time it doesn’t even run.
