Awful management

Several changes in management team during our stay (2 years) leading to many inconveniences and delays in requested services inside house or in the complex. Most of the units are empty and the gates are broken most of the times.
However, it has some advantages, it’s very quiet (if there’s no fight or accidents). There are many parking spaces that some units have view on. There’s pools (nice if cleaned) and gym (clean and full equipped if open).

Cheap and quiet

Do not expect good gate security (one is always broken) or a package room from Bradshaw. There is a new manager, but I do not know how effective he would be in taking care of the flaws here. It has security cameras but not everywhere needed.

Review

Lots of vehicle break ins, very slow maintenance, lots of AC problems. Nobody cleans up after their pets. Convenient location, lower price than most places. Good pest control.

AVOID AT ALL COSTS

This is an unsafe and unclean apartment complex. We just had an to move due to a terrible mold situation.

The amount of issues is overwhelming

I lived with a friend at the apartment for a semester. The trash collection which was supposed to be included, rarely happened. The dumpsters would be overflowing with trash before the office requested them to be emptied. One of the gates, in a community that advertised that it is gated, was nearly always broken. When brought to the attention of the management office, they informed us that it is the tenants fault and as such they would not be required to fix it or add cameras to determine the culprit. The office lost our lease (They couldn't find it when we needed to add my pets to the rent). I paid the pet fees before my dogs were brought to the apartment via money order, and the office forgot to deposit it and charged us extra for a late fee for pets. It took three months to refund the money. They charged us extra hundred of dollars with no explanation of the fees, violating the terms of the lease. There were many bugs and roaches and the apartments were rarely sprayed for bugs. The maintenance of the apartments were poor. The drains were clogged, there was a spoon stuck in the garbage disposal, and the heater triggered the fire alarm to go off. A week after I moved out, the fire at the Bradshaw apartments happened in the apartment next door to mine. My roommate stayed in the apartment and due to the poor maintenance, the fire alarms never went off while the building was burning. The environment did not feel safe as most of the lights in the parking lot were not working and I was followed by a man for several weeks. Upon calling the police, the officer told me that sort of thing was common in the area. I had to pay both a pet deposit and a pet fee. The deposit was supposed to be refundable but it's been two months with no mention of the return of my deposit.

Don't Come Here

It's not worth what you're paying. My roommate was robbed in the parking lot, and management let us know that they can't do anything because the cameras don't work... the gate is constantly broken. The pool is never clean. You here gunshots and sirens several times throughout the day. When the gates are working, it still doesn't matter as there are holes in the fence that people sneak through. Maintenance is great; however, the system to send maintenance out is not. You'll wait months for something to get fixed. Or, they'll just mark it as complete without ever coming to even look at the problem. There are structural issues with the buildings, and one even caught on fire a few months ago. If you tour, go to the back by building 3... it's worth looking at to know what you're getting into.

Life-threatening issues at The Bradshaw Apts

It was a nice and safe place to live 2 years ago, but not anymore. The new management doesnt care about repairs or safety. I know is cheap and close, but it is not worth it. My car got stolen at gunpoint in front of my apt and they didnt care. The lease terms are also tricky ab security, like they are not responsible for crime in there.

Bradshaw Apartments

It's in close proximity to the LSU campus and makes it easy to walk and reach my classes. Don't have to depend on the buses. Good interiors. The management is slow and unorganized in responding to problems, but thats most of the places, so its bearable. Best part is that its located so close to the lake and only 3 mins walking distance to it.

The Bradshaw Appartments

The Location is Great! You can Walk to Law Center in about seven minutes. I lived here with my wife all three years of law school. The units are recently remodeled and have everything we needed for an excellent price. The complex is pet-friendly and includes two pools and a gym.

My only concern is that management has been somewhat lackluster the past year, but I am seeing improvement. Overall, I give the complex an 8 out of 10.

Its best attribute is its location.
Its worst aspect is the staff. Although Management.

All in all, I would recommend this property to incoming 1Ls.

Perfect Location

Close enough to all the action but far enough to have safe place to retreat to! Located a block from LSU and 1 block from the university lakes, walking distance from food and shopping options, the location is what really makes this place!
