Convenient living, far from campus
It comes fully furnished, and utilities are automatically split between roommates, which is convenient. The location is far from campus, so I have to drive. Management is decent; I haven't had any major issues with them. The complex is mostly K-State Students and a handful of families.

Gramercy Building S
Toured a 4 bedroom expecting something similar, but smaller. It's spacious, but clearly in need of some inspection. Biggest alarm is the furnishings are low quality and deteriorating. Second issue is the balcony ceiling is shedding plaster from water damage. Typical college apartment overall. The furnished mattresses are deplorable. I recommend buying/bringing one to replace it. Fridge door is literally abutted to the wall so there is a lot of paint missing from said wall. The cabinetry is small and mediocre, but it works so I'm not upset about it. Floor is vinyl and scuffed in several places so if you don't mind ugly floors it's no issue. The molding along the floor trim is detached/missing in several places. There are lack of water pressure issues. Some of the plastic is broken off the bathroom counters. It look like a dump initially, but everything works to a usable capacity.

Management at this complex is HORRIBLE. There are several random hidden fees. A pipe burst in the wall, and management tried to charge me for it despite the fact I had reported a leak several times and maintenance never fixed it. The apartment walls are very thin so you can hear everything your neighbors do. The pool is filthy, and the amenities such as coffee and printing are constantly out of order. When you go to the employees about an issue in your unit they are rude, dismissive, and incompetent. There may be good reviews online, but management bribes residents with gift cards to leave good reviews. The unit had mold when I moved in, and instead of doing anything about it the maintenance employees painted over the mold.

It is close to campus, the Manhattan public bus comes here if you don't have a car. I do think the rent is a bit high, with utilities it comes to be about $590-$600. There is a gym and study area, free coffee. There is a washer and dryer inside each apartment.

Gramercy apartments
Bathrooms, kitchen and laundry space are shared between 4 people. Bedrooms are small, maintenance is slow. They do have short term lease options but I would avoid if possible.

The Gramercy
The apartment is small, but it has the necessary stuff for a single person. They placed me with a roommate, and everything has worked out well. I like the place, but it is better if you own a car or have friends with cars because the public bus is not always available.

Beware of The Gramercy
Unless you have a lawyer and roommate, don’t move into The Gramercy. I was forced to move out of dangerous, adverse and disgusting situations into contracts costing more than my initial sign-on. I eventually was forced from a 4 bedroom into a 2 bedroom, expecting to have 1 roommate, but moved in with a couple unbeknownst to me. Then the amenities…the coffee machine and printer don’t work half the time, and the pool is beyond disgusting. Utilities are split by the building so trying to save in your personal apartment won’t do any good. Once they have you under contract you become a $. I had mold in my bathroom, but the mold was not removed. Instead, caulking was used to cover barely half of what there was.
