Great value for the money, many long-term residents!
I firmly believe that there is a great reason why so many of the residents here choose to stay year-after-year. The neighbors are friendly, yet unobtrusive. The complex is quiet and we rarely hear those around us unless we're in a common space. The apartments are spacious (especially the 2-bedroom units) and have decent sized kitchens (including a wine fridge in many of the units). The pool area is very nice and well-maintained, and there are multiple gas and charcoal grills around the property, which is really convenient when the weather is nice. Additionally, the property backs up to Buffalo Bayou and overlooks some of the large houses in River Oaks. There is a large amount of green space which is perfect for animals, and the complex seems very pet friendly. Parking is never an issue - it's normally easy to park on the floor you live on, but worst case scenario, it's still available elsewhere. The maintenance staff is also AMAZING. They are extremely kind, responsive, and timely. Normally it's such a thankless job, but they are the ones who make sure things run smoothly!
There are a couple of issues to note, though they haven't been a huge problem for me. First, the bayou is under construction, which does lead to some construction noise and clutter. Second, a new management team has taken over within the past couple of years, and they seem to be a bit more controlling towards the residents. The gate to the parking garage does occasionally break, but we typically have a security guard at nighttime. The gym is fine - nothing to write home about, but it does the job.
The neighborhood is also wonderful. It's safe and convenient. You're close to the different bar districts, including Washington, without being too close for comfort. I am able to commute to Rice University easily (even pre-COVID), while my partner commutes to the Energy Corridor (slightly longer of a commute, but still not terrible).
