Going Downhill

I moved here in the fall of 2023. I was impressed with the cleanliness, upkeep, safety, the variety of amenities available. Unfortunately, within 3-6 months an influx of people have moved in and it has changed everything. The rules are not enforced. Large groups of people who don’t live here are using the pool and other rooms and trashing the area. There are broken down cars in parking spots. You can see engine parts laying around. There was a drive shaft for 6-8 weeks on one parking floor. Our hallway carpets are stained so badly that it will never come out. People won’t even put their trash down the chute, they just leave it piled in the room. The safety gate for secured parking continues to break - leaving it accessible to everyone. I can only hope they make some improvements before my lease is up. Renewing is not even an option.

The worst place I ever lived

I am a current resident at Deco apartments. The best advice I can give you now - never ever think about this complex as a place to live in. If I could give 0 stars, I would.
We live here since February 2023. Me and my husband are very quiet people and spend all our time working and studying. And it's became impossible here.
Every time I come home, I have to adjust my schedule and my plans to the level of noise outside. I can't take a nap, I can't have a quiet evening in my apartment, I can't study. Everything I have to do - is to listen to loud music and children screaming all day and night long. There is no curfew. People continue partying after 10 pm. There were some situations when I called a patrol at 11.30 pm and they didn't come for an hour and people were staying in the pool area making noise. No respect.
The managers can do nothing. They send emails but it changes nothing. When we asked to discontinue our lease early due to noise level (80 decibel with the normal range for apartments less than 55), we were told that we still have to pay 2-month rent, even though our lease ends in 1.5 months. Why should I pay 4000 dollars to leave the place where life conditions are unhealthy and actually break the law? We were offered to move to a different unit, but first I have to cover all the expenses for living here (cleaning, painting, etc.), then move to a different unit (wasting my time and taking a day-off from work which no-one is going to cover) to live here for 1.5 months and then spend another 400-500 dollars to cover all the same moving-out expenses. No way.

The icing on the cake - my husband’s car was hit 06/08/2024. He requested a camera footage, and he has already asked for it twice – it’s been 2 weeks and we received an answer that nothing had happened there. It looks like they are not going to provide a footage, actually hiding the person who hit and run. In the mid-January this year my car was towed away from the parking lot, even though I pay for the space regularly. The reason for that – I parked on someone’s spot which is 25 bucks more expensive than a regular parking space. I did it by mistake and it is my fault - I rear-parked my car in a dark corner and didn’t see the sign on the wall because it wasn’t well seen – my car was towed away and I paid 500 bucks even though I parked my car in my apartments’ parking lot. Residents (except a few people who pay additional 25 bucks for the parking space) do not have personal spots, even though there are parking spots with numbers. I wasn’t notified about the accident and found out this only when I had to take my sick cat to the veterinarian. The company didn’t try to contact me or to do anything at all, although they knew that a car was towed away from the lot. And one more reason for that – the garage door didn’t work properly for days and maybe even weeks – so anyone could get access to the parking lot, even a towing company. We tried to do something about the situation – but we received no answer and no apologize (at least). Our letter to the property manager wasn’t answered.
The same situation with the lease discontinuation email – we had sent an email, but never received a response (for 6 days now).

Deco is actually a non-smoking community. People smoke everywhere. No respect. Marijuana smell is everywhere. People smoke during party time in the pool area where children are around and even in the gym. People from the pool area in wet clothes come to the gym without shoes, leaving all the exercise machines wet.

Packages are missing all the time. There are not enough lockers for packages, so they are left in the locker room. If there 5 pm or later, or weekends – just forget about possibility to receive your package. And do not forget that the next day someone might have already stollen your package.

Dogs' poop everywhere.

Very Bad

This property is very unsafe for someone living alone: frequently came across homeless people sleeping in the hallways and there were frequent thefts. The noise is also very bad, walls are very thin and can hear shouting from other apartments and the trash trucks early every morning. Management is also not responsive and unhelpful. I would recommend living somewhere else.

Deco Apts. Near Campus

Location to DU is the major perk of living here--a mile from the school so it is easily accessible by biking, walking, or taking the RTD. Close to an RTD station to be able to get around the Denver-Metro Area. Apartments are new and updated. Pet-friendly. Cheap parking compared to other apartments in the area. Friendly management that is typically great at answering and handling concerns. Access to a gym and pool comes with rent, as well as the ability top rent out conference rooms as study spaces.

Deco Denver

The complex itself is nice. It is secure with locks on all doors and a gate on the parking garage. There is a pool, hot tub, pet bath, and rooftop deck. However, we have had bad experiences with management. The communication has been poor since the day we moved in. Our rent rate was wrong on the agreement drawn up when we got there to move in and that started a fiasco. We were never told that some spots are reserved spots residence pay for, so one day our car got towed right out of the garage we pay $50 a month to park in. They never contacted us to move our car nor told us they towed it. We ended up having to pay $500 to get the car back and take half a day off work in order to take public transport to even get the car because it our only car. Additionally, the fire alarms go off often. We were told there was a dog park on the roof that our dog could play in, but they never clean in and people use it for their dogs to go to the bathroom so it smells so bad it is virtually unusable. I have had 4 packages get lost because the management does not work with the delivery people well.

Close to Campus

Very close to campus a 5 minutes drive, feel very safe and close to a lot of stores and restaurants. Quieter being outside of the city but thin walls so neighbors are loud.
